The Zoning Board of Appeal today approved plans by the Martin Richard Foundation and the Dorchester Boys & Girls Club for a three-story field house on Mt. Vernon Street in Dorchester that will include everything from basketball courts and running tracks to an auditorium and cafeteria.

The 75,000-square-foot Martin Richard Dorchester Field House , at 301 Mt. Vernon St., on land leased from Boston Public Schools. It would be open during school days to students from the neighboring McCormack and Devers schools, then open to members and the public in the evenings and weekends.

City Realty of Brookline has proposed replacing a rental-car parking lot with a five-story, 52-unit apartment building at 13 Norwood St., between the Red Line/commuter-rail tracks and the Morrissey Boulevard building that houses Super Cuts and where Boston Market used to be.

In a filing with the BPDA, City Realty also proposes 50 parking spaces.

The units would be split between studios and 1- and 2-bedroom units, with seven apartments rented as affordable.

The company hopes to begin roughly 18 months of construction on the $18.9-million project in the third quarter of 2023.

Interesting and assuming this trend will continue with the new complex underway up the street and potential redevelopment of the Ramada (and presumably, eventually Boston Bowl).

This is probably a question for F-Line or other rail experts but what would it cost to build an infill station on the red line here? Presumably, larger projects would be asked to kick-in?

Also wondering if there's historically been an appetite for a station in the Neponset Circle/ Clam Point stretch?

I know for sure the port norfolk side is staunchly against a station on their side of the highway as theyre elitist scum, not sure about the folks on the clam point/neponset side, most likely the same
 
The problem has always been that it is up against the ocean and not where many people live like at Ashmont or in Fields Corner. However that might change; the area has a huge amount of buildable land

All of the apartments would be rented to people making no more than 30% of the Boston area median income - for people trying to get out of homelessness.

OK, not that I against this, but, I will believe it when I see it given the apparent strong opposition at the neighborhood level going up to the city council. That said, I really think the city needs to create a master development plan here for the Morrissey Boulevard including the DCR remake, zoning, and (public) transportation. There is a ton of land that is developable in the area and it would be nice if there was some rhyme and reason to it.
 
It is interesting that this is a possibility given how scarce hotel rooms have been historically.

Trinity Financial has filed plans with the BPDA for a four-story apartment building at 140-150 Centre St. in Dorchester, that would include 45 affordable apartments.

Some of the apartments would be rented to people making no more than 30% of the Boston area median income - Trinity says the affordable units would go to people or families making between $25,000 and $111,000 per year, "with rent as low as $736 per month, depending on the unit and family size."

The building, which would replace an existing autobody shop and garage, would have a mix of studios and one- and two-bedroom units. An underground garage would have space for 39 cars.

Board approves replacement of junkyard with five-story residential and office building on Allstate Road in Dorchester

The Zoning Board of Appeal today approved a developer's proposal for a building with nine apartments and one floor of commercial space on Allstate Road at Willow Court across from the South Bay mall.

Developer Adam Sarbaugh's proposal calls for ten parking spaces - nine for residents and one for the 3,700-square-foot office.

The proposal, first submitted in 2020, does not have any affordable units.. However, Sarbaugh's attorney, Nick Zozula, said Sarbaugh's larger proposal nearby, at Willow and Baker courts, would have 26 out of its 99 condos be sold as affordable.

At five stories, the building is taller than called for by the lot's zoning, but Zozula said other buildings in the fast-changing Allstate area are or will be six stories.

The board's approval calls for Sarbaugh to work with the BPDA on redesigning the first floor to move bicycle storage away from the building trash area.

This project, developed by the Vietnamese American Initiative for Development (VietAID) will build 36 one bedroom income-restricted units for seniors aged 62 and up. Nine of the 36 units will be affordable to households earning at or below 30 percent area median income (AMI), supporting individuals transitioning from homelessness. The building will also include a community and game room for residents. This project will advance Imagine Boston 2030’s goal of creating an additional 2,000 units of dedicated senior housing.

The sponsor has met with the Wendover Street Civic Association to request an additional floor of residential space. The change is to add five (5) more residential units on a sixth (6) floor. To accommodate the residential tenants, the project adds bicycle parking for 25 bicycles and reduced the parking spaces from 12 to 5 spaces.

Requesting taller and less parking. I hope it works out for them!

This project in Dorchester will construct a new four-story building containing 24 condominium units, four of which will be considered income-restricted. These units will be a mix of studios, and one and two-bedroom units. Some of the main points of focus for BPDA staff during review of this project were to maximize usable open space on the ground floor for residents, and improve the building’s street presence.
