Dot Block | Dot Ave, Greenmount St, Hancock St | Dorchester

Definitely worth it to get rid of the massive 5 story above ground parking garage that there would have been otherwise.

With the change the amount of retail went down a bit, but the number or units went from 362 to 488, which is huge! This housing is desperately needed and 500 units a short walk from the red line is exactly the type of development needed.


Totally agree. The City's obsessions with signals is so frustrating, as is how often they make the timing absolutely horrible.

I think it makes sense here because this development is adding a new 2 way street to the side of pleasant/hancock creating a new 4 way intersection.

Its probably going to have a good amount of traffic coming from that side as well because its adding a one way street coming from dot ave so people who will want to skip having to take a left at the light on hancock will be able to cut straight across from dot ave.

its a SB right turn from Dot Ave only.

There is so much about this that is really great.

Minor gripe, I drove through the temporary intersection at Pleasant and Hancock. It is chaos. There doesn't seem to be any signage helping people get through there before the lights are on. This is Boston, people aren't going to treat non-functional stop lights as stop signs.
 
Updates today from the site. Wondering what retail along Dot Ave will be.

Next phase of Dot Block gets $5M boost from city of Boston​

“84-unit apartment complex to be ‘fully affordable’

The owners of the Dot Block housing development on Dorchester Avenue will get an infusion of $5 million from the city of Boston to help them build-out their second phase, a new, five-story, 84-unit apartment building along Hancock Street. In a departure from earlier plans, the building will include fewer units— it was permitted for 98— but all of them will be marketed as “affordable” under a revised made public on Wednesday.

The news was part of a larger announcement from city officials touting Mayor Wu’s commitment to put $64.2 million to preserve existing and create new “income-restricted” housing units— 637 in total— across the city.
The city award— drawn from funds already set aside to stabilize and build new affordable housing— will make it possible to offer “deeper levels of affordability than would otherwise be possible,” according to the Dot Block owners, Wintergold LLC and their development partner, Samuels & Associates. The companies did not offer a timeline for the next phase of construction…..

Wow, 637 units across the state's flagship city, what an incredible "commitment" by Mayor Wu!

For reference (to be fair it's an AI Overview thing) google is telling me there are approximately 160,000 people on the waiting list. So wow, after Mayor Wu solves all of our problems with her forward thinking pro-development agenda, the rest of the state will only need to cover a paltry 159,363 applicants! Boston sure is leading the way with this one!
