East Boston Infill and Small Developments

A lot of the "tax payers" never were taller. They were frequently downzoned before they could grow taller and it made redevelopment uneconomical. You need ~6 stories of housing often to be worth losing the retail space while you rebuild iirc. You see this a lot in Allston-Brighton eg the one story retail next to the 6-7 story apts.

So (and I may be late to the party), I finally learned what’s going on on Pier 1 in front of Portside:


The gate was open and I walked down and took a look while on my run. It looks great, it’ll be a huge patio space and the container stalls look great. They’ve done a ton of work in recent weeks. I can’t wait to see what the ship’s bars look like. I’ll try to get some pics next time, it this one is super exciting.
 
I remember driving to the East Boston waterfront about ten years ago and being stunned seeing empty lots and abandoned looking buildings and wondering why this hasn’t been developed yet. It’s hardly recognizable now!
