-A render like this in 2025 is just unacceptable.

Some more renders of 421 saratoga.

I really think theyre on to something here. Business in the front, party in the back. The street facing facade looks exactly like any other one of the thousands of 3 story houses in east boston, but behind that facade is a much larger building that can accommodate 5 more units than a normal 3 story. It more than doubles and actually is just 1 unit shy of tripling the capacity compared to a normal 3 story. This building blends in absolutely perfectly and wont draw negative attention from nimbys near by. This is definitely a smart way to increase density while placating the “neighborhood character” folks from screaming too much.

I like triple deckers so much more when theyre built right up against eachother like in east boston. Much better use of space and also helps the heating bill when theyre abutting. Soooo many more buildings could have bee built in dorchester for example if every building didnt have a useless tiny patch of grass on both sides.

That tiny patch of grass isn't useless, though. Part of the original theory of triple deckers is that they would be more humane than row houses because they allowed for more light and air flor inside the building. I lived in a triple decker in Rozzie once; we had visitors who came up from DC, where they lived in a classic DC row house, and they kept raving about how nice it was that we had so many windows.

Yea I guess I’m just judging it by my own personal experience, but in so many places in dorchester that side plot is just some scraggly ass un-mowed grass where the trash cans are stored that just collects random trash and junk and then becomes a place where at night rats/cats/opossums fight each other over the trash cans/food. The one good thing about having that side window is it allows you to hang an in-window ac unit, but since I can see directly into my neighbors apartment which is like 5 ft away and they can see back into mine the shade stays closed 24/7. Imo Id much rather have the extra living space in that area than the scraggle grass, animal fight club, and awkward view into the neighbors house.

“The proposal is to construct a 28-unit residential apartment building in 4 stories above flood elevation, on-site parking for 16 vehicles below flood elevation, residential lobby, utility spaces, and a dedicated bicycle room (the “Proposed Project”). As required by the City’s Inclusionary Development Policy (the “IDP”), five (5) of the residential units will be income-restricted for households earning a maximum of 70% of Area Median Income (“AMI”). The Proposed Project will be situated on an approximately combined lot of +/-14,829 square feet of land which will have an address of 9 Geneva Street, in Boston’s East Boston neighborhood, between Maverick Street and Gove Street.”

1 Everett St. Almost topping out.

The small windows on the Everett St side seem tasteless. Just my .02

273 Havre has the worst front door ever. It looks like a back door
I was generally impressed with all the various high-quality infill but then I saw that one and I remembered how easily NIMBYs can be born as a result of just one hideous project.

Developer Acquires East Boston Site: Closes on $6M+ in Financing

“A local developer has acquired 97-101 Porter Street in East Boston for $1.75 million and closed on $6.24 million in financing through OneLocal Bank. Plans for the site call for the construction of a 4-story residential building consisting of 9 units with 17 parking spaces. A building permit was issued for the project earlier this month.”

The long-awaited demolition has begun! Sidewalk along the bridge of Porter St is also closed.

This could probably have its own thread - it's pretty big...
