I may have said this upthread already, but I'm really excited for this development. This is basically a larger version of CityCenterDC's primary block bound by 9th, 10th, H NW, and I NW Sts. I only hope the retail is considerably more varied and less upscale so we don't get only a snooty 'basic' vibe from the ensemble. CityCenterDC's main block has basically the same retail portfolio as Copley Place. So far I like the mix of newer retail in the Seaport. It'll be interesting to see what retailers land here.

What is upscale to you? Almost every new restaurant and retail shop that has come into Seaport has been upscale in the last 2-3 years.

Upscale to me is more in line with DC's CityCenter retail as DigitalSciGuy referenced to (though we disagree on what what we would want to see here in Seaport).

To clarify, I don't disagree that the retail here is already upscale for the most part (except for LL Bean, for example). I'd also hope for both some cool local boutique fine retail (remember Louis Boston?) and some fast growing lux brands from Europe so it won't just be a copy-paste of parts of Copley, Pru, and Newbury St.

Also to clarify, I think a mix of upscale and mid-market mainstream would be just fine. But I really don't think we need yet another boring Banana Republic or something like that (again, just as an example).

Of course, I have no idea what will end up actually happen here and I'm personally not expecting Seaport to be the next destination for high-end shopping (partly due to both actual and perceived accessibility challenges), but it's just my take on what I'd want to see.

^^Call me boring, but I wouldn't mind seeing a J.Crew open at the Seaport. The only one in the city is at Copley; I feel like Seaport is becoming a retail destination in its own right that could support a retail staple of that ilk.

Beyond that, I guess the only other fantasy lux retail venue I'd put on my wish list for Boston's Seaport--the Innovation District--is a virtual reality experience store. Jump Into The Light and IMAX VR would be right at home in the Seaport.

While its image fits what the Seaport projects (buttoned-down, upwardly mobile, yuppie, prep vibes) J.Crew has been circling the drain for a while. Sales are plummeting, locations closing all over the place. Hoping for some fresher blood.

^ Agree. Feel the same. J. Crew used to be somewhat decent. Like many other mainstream brands, quality has generally declined over the years. Either that, or I've just gotten older and am pickier than I used to be. Maybe both.

Back to M1-M2 as developments, I'm very much looking forward to seeing when the first steel will go up. The cores are already making good progress. The impact of this space will be significant. It's already hard to think about how Seaport looked before Seaport Sq. (Benjamin and Via) without going back to old Google images. This will be an even bigger footprint.

Whats the completion dates for these I forgot and don't see it on the first page? I thought it was like years, but that may have been "years" ago when I heard it so maybe early 2019?

I can confirm quality has decreased significantly over the years. Banana Republic (while not exactly the same) has been killing them with their frequent (always?) 30-40% off sales. I find it incredibly amusing how people are thrilled to get 40% off something that is priced at least twice what it should be.

I think the consensus is the reverse. BR has slipped while J. Crew is on the ascendancy, or at least that has been the case for the past few years.

On a project related note, what do we think the chances of this getting VE'd to pieces? I went a bunch of pages back and ogled at the renderings. In my opinion, this is more interesting than most of the stuff going up in Hudson Yards.

^^Just take yes for an answer. The buildings are a lock to reach full-occupancy fast enough to justify doing these lovely staircase towers right. :)

There’s a bonobos...which is infinitely better than jcrew and BR...plus assembly has a jcrew and fanueil has a BR. I’d love to see a Nordstrom, grocery store, and some more fitness options.
