Fan Pier Developments | Seaport

It would be nice to see the entertainment/liqueur lic extended to 4am for the Seaport. Especially now with a potential casino coming.
 

This news will defintely make the Seaport the place to be for the night life for a while.

I am confused with the mixture between a Fan Pier Biolab project mixed in with the MGM Shrine type atmosphere is a little ackward to me, especially compared to the casino type enviroment. I guess Scientists need to party also.

This was a good location for the Shrine to open up a sister place especially right on the water. This will be a serious hotspot for Who's Who in Boston

Riff -- not so much scientists as technical and other managerials

A Gnerd party at 3 AM is some cold pizza left over from Dinner with some coke pepsi or perhaps ice tea although Chinese can subsitute for the Pizza

The Shrine type atmosphere is a good addition to this area. Actually that atmosphere is good in any environment.

Absolutely, and it would have to be done now before residents arrive and become NIMBYs.

Personally, I prefer a phased approach. 3am for drinks, 4am for food/entertainment. Let people sober up before you kick them out.

ONE is making me feel physically sick just looking at those photos. Ugh. I love how you can clearly tell 3/4 of the building is empty. It's not as apparent for the W (only at night).

At least FP/Vertex will be fully occupied because there's a launch tenant.
 
Does anybody like this Architectural Design of the first building?
Hopefully the Second building some hows compromises this building.

The Renderings look so much better than the actual product.

lt got to be all glass or all masonry -- the hybrid look -- reminds me of a permanent reovation -- I'm just not sure which was the original and which is the new fascade

As to the earlier discussion about closing hours in the SPID:

1 AM for places that don't serve a full menu -- e.g. bars
2 AM for places near to the old Southy neighborhoods
3 AM for alcohol in places near to BCEC and / or Seaport World Trade complex
4 AM for for food in places near to BCEC and / or Seaport World Trade complex -- also for alchohol in hotel restaurants or the Casino
no set closing hour for food in hotel restaurants or the Casino
 
Banker & Tradesman is reporting that Puma is moving its global marketing and product design offices from the Boston Design Center to the Congress Street Garage, taking 60,000 square feet of space.

Read into that what you will. Why would Puma make this move, if the building's gonna be torn down in three years for new construction?

John -- that's the office space currently occupied by the FBI

I think a lot of that will be preserved during the first phase of construction and perhaps the 2nd to continue to provide revenue to the developer

The section of South Boston’s planned Innovation District known as Fan Pier has won approval for $50 million from a state-run public-private program for development, part of which will be the new 1.1 million square foot headquarters for Vertex Pharmaceuticals Inc. Vertex signed a 15-year lease for the space in May, becoming the largest commercial lease in the history of Boston.

A release from the office of Lieutenant Gov. Timothy Murray stated that the Innovative Infrastructure Investment (I-Cubed) program will dole out the $50 million to “support public infrastructure improvements at Fan Pier – primarily streets, sidewalks, and public parks – as well as to “support the construction of Fan Pier’s second and third office buildings and the future home to the 1.1 million square foot global headquarters for Vertex Pharmaceuticals.” Already on the site is One Fan Pier, which is the home of the MassChallenge startup accelerator and business plan contest.

According to the release, the construction will support 2,000 construction jobs and when it is finished, the Fan Pier region will be able to support 1,800 new jobs. The I-Cubed program brought together the state, the City of Boston and the owner and developer of the space, The Fallon Company. The money in the program comes from bonds, according to state officials.

Fan Pier is a 21-acre site which, when complete, will have a hotel, condominiums, additional offices, retail and restaurants, the release stated.

Why doesn't Fallon just lower his RENTS to Vertex? Why is the taxpayer funding development ....... “support the construction of Fan Pier’s second and third office buildings.
This is taxpayers money being funnelled to a private developer who paid way too much for the SITE. Now the Mayor and the Govorner are trying to justify jobs basically by STEALING TAXPAYERS MONEY and enriching their friends. This is BULLSHIT
I wonder if Fallon will share his PROFITS with the taxpayers. This is just as bad as the BANKERS and the BAILOUTS.

The real sad part even with Taxpayer handouts Fallon Fan Pier development still SUCKS.

Mayor Menino generous loan to W-Hotel before they filed bankruptcy.

I forgot Solyndra 550 Million dollar taxpayers funds now Bankrupt.

This is not job creation this is outright STEALING. This is why your hardworking dollar has become WORTHLESS.

Great Leaders........Never read in the Constitution that Taxpayers need to support Development projects.
