Fenway Infill and Small Developments

The major project components involve dredging 1 to 8’ of sediment for flow conveyance in the Back Bay Fens and the Riverway sections of the Muddy River. It also includes excavation of the sandbar and island at Leverett Pond. Work also includes the removal of phragmites from the wetland and riparian areas which affect flow conveyance. After removal of river sediments and phragmites, preservation and restoration of the historic park shoreline in construction areas will consist of planting emergent wetland plants and restoring riparian vegetation in upland areas by planting trees and shrubs.

I am guessing Beeline's pix are of Work Area 5 and 6.
Work Areas #5 and #6 – section of river by Short Street Bridge to Back Bay Yard – near the intersection of Park Drive and Riverway – dredging in the section of the river in these areas will likely begin much later this year or early in 2022. Site preparation and staging may take place late November should the 2nd amphibious excavator is mobilized to dredge this area.

72 Burbank Street and (possibly) 58 Burbank Street have both apparently mobilized.

EDIT: Actually might be more likely that 72 is using the 58 lot for office & latrines.

Yeah, the depth of field plays tricks on the eyes. I actually had to look at it a few times to convince myself that I was even looking at Ave Louis Pasteur.

Incredible! Between this, 60 Kilmarnock, the project on Beacon, and Fenway Corners, this area will gain, what, 1000 units over the next few years?

Orthodox church selling off some excess property.
It always seemed like such a no-brainer to me for the church to redevelop some of their property. They’re sitting on a lot of unused land in back—which is basically an overgrown vacant lot—and the church building itself clearly needs some (likely expensive) TLC.

Ideally development back there would be integrated with the triangular Stanhope Garage lot along Kilmarnock, to provide access and keep the streetwall going. But it doesn’t sound from the LOI like the Stanhope lot is involved, or the properties behind on Queensberry, so it’ll be interesting to see how they lay out the site.

The Harvard-owned parcel next door on Park would also be a great spot for more housing.

It is part of larger Harvard-owned holdings along Park Drive. This small triangular parcel and used as park, then 191 and 195 Park Drive, which are owned by Levinson, then 199 Park Drive, owned by Harvard. 191-195, and 199 were built as one contiguous building. It would take a trace through sales history to see when Levinson acquired 191 and 195, and from whom. Harvard has numbered the entrances to 199 as 201, 203, and 207 Park Drive. Another company owns 211 Park Drive, at the corner of Queensbury. 211 is contiguous with 199 Park Drive. I believe 199 is Harvard student housing for the professional schools (Med School, etc.) several blocks away.

From Harvard's default color on the doors, it appears that Harvard owns this commercial building on Queensbury, and also the apartment building to the rear of 199 Park Drive.

Yes, they are, and from Google Streetview they have remained that way to the present. This is a private alley, #826.

^^^ These manholes are 15-18 inches above grade. I can't think of an explanation for this other than there are no visible street drains in a quick Google-drive. So perhaps in a heavy rain, this parking area becomes a small pond. This streetview also shows the Harvard default color on the door in the background.
