WALK HERE: A proposed apartment development on the Graybar Electric site on Harrison Avenue in the South End will have a mid-block pass-through to the Silver Line.

A new development featuring more than 600 residential units has been proposed for the booming South End area opposite where the Herald once stood.

The proposed development at 345 Harrison Ave. would consist of two buildings — 13 and 14 stories tall — spread over two acres, according to documents filed with the Boston Redevelopment Authority.

The project would include ground-level retail outlets and restaurants, topped by 602 rental units and a “green” roof above the parking garage.

“In many ways, the neighborhood has been ‘frozen in time’ and has not benefited from the cultural and architectural renaissance enjoyed by the balance of the South End,” the project proposal, filed by developer Nord-blom Co., says.

At least 10 percent of the apartments would be considered affordable housing by the city, the proposal said.

The development would replace the warehouse currently used by Graybar Electric Co. On the former Herald site across the street, development on the “Ink Block” is already under way, a project that will include nearly 500 luxury condos and rental units, as well as a Whole Foods supermarket.

Nordblom’s proposal includes access from the Ink Block to the Silver Line on Washington Street

Whighlander, there were two other threads for the Graybar parcel, 345 Harrison, but I cannot find either one right now. There was a request in to combine the threads.

Sepia Boston, the condo portion of the ginormous Ink Block, is one of the more anticipated developments in a long while in the South End. Developer National Development (clever) is out with fresh renderings of the eight-story project set to drop 83 luxury condos asking around $1,000 a square foot.

Reminds me of Third Square in Kendall. Kind of boring but not offensive. I think $1000/sqft is a bit high for the area. That's what Millenium Place was selling for, and I think even given the current state of DTX it is a better location.

Yeah I'm not super impressed either but the whole foods is a nice addition. Shouldhave great foot traffic. The other proposed developements in the area are a bit more attractive though in my opinion.
 
looks like a hell of a lot of surface parking, especially if DOT is planning to turn the under-higway space nearby into... surface parking.

By the way, which portion of this project is the red mass that is currently rising?

Red mass currently rising is the building on the left in the second image from dirtywater. This is the building with Whole Foods on the ground floor.

I bet a lot of the surface parking disappears in future development phases, if they acquire the additional parcels on Albany street (they do not own the full mega-block).
 
I drive by this site on 93 every morning and I've only been able to make out the construction in the "red mass" building.

How active is the remainder of the construction site?

I believe that the Whole Foods building is the focus right now. They just got approval for the current versions of the other buildings last week (changeover to condos in part).
 
I like this. Way better than anything going in the Seaport and will repair the urban fabric very nicely.
 
I may have said it before already...but $1000 PSF here is beyond aggressive. It's the definition of a fringe area.
