Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion

Damn man, great shots! I always love train-shots with something in the background and the depth of the shot showing the kids on the beach all the way to Back Bay is really impressive!

Re: Liberty Mutual plans major Boston expansion

The article is just shit-stirring to fill the pages. Even as an exposé on corporate excess its relatively worthless. The fact of the matter is that while moralistically everyone hates the tax breaks Liberty Mutual got for this project, in the current economic system where such breaks are commonplace (see TJX Framingham/Marlborough), they have almost nothing to do with the private expenditures/excesses of the business.

Getting back to the building, I'm starting to agree that its way too fat from the Park Plaza angle. Also the skybridge render from the herald looks terrible, overlong and contextually out of place. They make sense to me as public connectors, but this will just add to the sense of emptiness on Stuart St.

Re: Liberty Mutual plans major Boston expansion

Looking at the pictures, i am glad the salvation army and whatever is in the other building held out. I like the step up and diversity in the buildings, this should also ensure better street level engagement since its pretty obvious the new building will have next to none.

Also, I wish billboards were outlawed. I feel like the corner would be better. I remember walking around the day before Irene this summer and noticing something different about the north end. It took a couple minutes but i realized they took all the billboards down. Everything seems so much more open and you really got a better sense of the city.

The skybridge is also going to kill the symmetry that makes the Park Plaza angle look so "New Yorky".

Except Boston would look way emptier and less lively without them in many locations, this one included. The North End was an exception to that rule. Think of all the places in Boston where the streetwall consists of one-story taxpayer buildings and billboards are practically the only thing telling you you're in Boston rather than some suburban town center.

Salvation Army building was the one at the corner of Berkeley and Columbus. It's gone.

Re: Liberty Mutual plans major Boston expansion

The SA HQ & the red brick buildings immediately adjacent to it were demolished for this project.

What a bleh little cluster this, the Ritz and that yellow St. James building are.

Re: Liberty Mutual plans major Boston expansion

It appears that they have altered the design of the Park Sq. side from that shown in previously published renderings. The corners look to be omitted now, and the curve of the facade is much more seamless and dramatic -- a good decision, IMO.

Agreed! The old design was very 1997.

Re: Liberty Mutual plans major Boston expansion

^^ Silly question about this (don't get all fussy now), but do you think this adjustment has a positive/negative effect on shadows? Wind at the street level? I'm just curious, and if the architectural design was modified post-approval I wonder if that'll have any legal repercussions.

Re: Liberty Mutual plans major Boston expansion

They're an insurance company. I'm sure they assessed the risk.
