Lynn infill and small developments

That is the general rule for towers built with the typical cast in place or steel framed construction, but these days there are new cheaper ways to build 10 story buildings. Recently there are prefab/modular construction methods being used that allow builders to build up to and over 10 stories relatively cheaply. The new tower at Whittier choice is 10 stories and it was built with 8 stories of prefab modules stacked on top of each other above 2 concrete floors and a concrete core.

For the above building in this thread “the caldwell” 34 munroe st. there arent many construction pics I can find but it appears to be using prefabricated light weight framing built on top of a single concrete base floor.

“Cost reduction and rapid construction are the two main advantages of prefabricated steel structures.”

These methods are pretty new in north America, but theyre picking up steam and should help a lot with buildings that fall into that grey zone where they used to be too expensive for the height.
Great to hear. More developers need to learn about them. The density is very helpful.

10 High Street, Lynn: The Neighborhood Developers (TND) “in partnership with the Latino Support Network (LSN) will acquire a site with $2.3 million in acquisition lending from CEDAC and will use an additional $270,000 in predevelopment financing to prepare to build 70 affordable rental units. All the units will be affordable to households at or below 50% AMI, including 22 units for households at or below 30% AMI.”

21 Oxford Street, Lynn: Commonwealth Land Trust (CLT) “plans to construct a five-story building with 40 units of permanent supportive housing using $400,000 in predevelopment financing from CEDAC. All units will be affordable, with 10 units at 30% AMI or below and the remaining 30 units at 50% AMI or below, with a request for eight project-based Section 8 vouchers and 20 enhanced-MRVPs.”

Google Street View imagery for Western Ave now has a September 2024 pass, so it's finally captured the apartment building that's been under construction at 554 Western Ave, on the site of the long-closed St Laurent Funeral Home. It will have 28 units according to the city's permit portal, and I'm 90% sure I saw an elevator shaft inside there early in the construction. I'm a fan of this one, it's not a very big plot for what they have made with it.

A four building, 550 unit complex in Lynn is a small or infill project.

But at 135 unit single building project in Everett has its own thread?

As far as the reason why I didnt make a thread for that project, its either partly constructed or topped out already and there has only been one picture taken that I’m aware of on the first page when it was just getting started. We either dont have many ppl from lynn on here, or they just dont take pictures, which is fine. The entire city of lynn is only on page 2 so there just isnt a lot of movement with lynn projects. The everett projects each get updates and pictures all the time so its worth having dedicated threads to each project. A project this size definitely would qualify for its own thread, but it should be close to finished at this point and the thread wouldnt really get utilized so I didnt make one.

This project will be a 14-month renovation with expectations to unveil our new and improved facility by September 2026. This project will complete the facility with exciting new additions, including a swimming pool and splash pad, a secondary gym, an expanded school-age childcare program, a new Teen Center, fitness, dance, and drama spaces, as well as a Commercial Kitchen and Cafeteria.”
