Lynn infill and small developments

That is the general rule for towers built with the typical cast in place or steel framed construction, but these days there are new cheaper ways to build 10 story buildings. Recently there are prefab/modular construction methods being used that allow builders to build up to and over 10 stories relatively cheaply. The new tower at Whittier choice is 10 stories and it was built with 8 stories of prefab modules stacked on top of each other above 2 concrete floors and a concrete core.

Heres an article on modular construction for mid-high rise structures.
https://www.base-4.com/modular-p4-steel-unit/

For the above building in this thread “the caldwell” 34 munroe st. there arent many construction pics I can find but it appears to be using prefabricated light weight framing built on top of a single concrete base floor.

Heres a couple articles talking about this type of construction.

“Cost reduction and rapid construction are the two main advantages of prefabricated steel structures.”

These methods are pretty new in north America, but theyre picking up steam and should help a lot with buildings that fall into that grey zone where they used to be too expensive for the height.
Great to hear. More developers need to learn about them. The density is very helpful.

Google Street View imagery for Western Ave now has a September 2024 pass, so it's finally captured the apartment building that's been under construction at 554 Western Ave, on the site of the long-closed St Laurent Funeral Home. It will have 28 units according to the city's permit portal, and I'm 90% sure I saw an elevator shaft inside there early in the construction. I'm a fan of this one, it's not a very big plot for what they have made with it.

“The first phase of the project will feature 320 units across a new 6-story building. In total, the development will include 550 multifamily units across four new buildings.”

“The development will consist of first-floor commercial space, with residential units on all other floors.”

Asking for clarification -- what is a small or infill project in the definition of these threads?

A four building, 550 unit complex in Lynn is a small or infill project.

But at 135 unit single building project in Everett has its own thread?

As far as the reason why I didnt make a thread for that project, its either partly constructed or topped out already and there has only been one picture taken that I’m aware of on the first page when it was just getting started. We either dont have many ppl from lynn on here, or they just dont take pictures, which is fine. The entire city of lynn is only on page 2 so there just isnt a lot of movement with lynn projects. The everett projects each get updates and pictures all the time so its worth having dedicated threads to each project. A project this size definitely would qualify for its own thread, but it should be close to finished at this point and the thread wouldnt really get utilized so I didnt make one.

-So much wasted space here, if all of the empty lots along the lynnway and in downtown were built out we could add tens of thousands of new units in close proximity to boston. Regional rail will make the access much better and especially if we ever got the blx.

That masterplan screams for a BLX crossing near the General Edwards -- allocating ROW near the Lynnway, then cutting over to the Eastern Route CR alignment where the Lynnway gets close to the CR around Commercial Street.

I would run it on a modern, single-pier elevated structure right up the median of the Lynnway.
Yes, and for the station just span the entire road to give access to both sides.

You might even decide to stay over the Lynnway all the way up to Market Street -- and add a second station near the Ferry terminal at Blossom Street.

Boston firm closes $237M loan for affordable housing projects

“A Boston-based firm has closed on $237 million in financing to begin 16 residential construction projects across the country, including one in Lynn.

A 52-unit veteran housing development is planned for a former Massachusetts National Guard Armory in Lynn.”

Boston-Financial-Lynn-Armory.png

“On the East Coast, the fund will also benefit The Amory, a planned multifamily community for veterans in Lynn, Mass. The Armory is a project developed by the Lynn Housing Authority and Neighborhood Development Associates at the Lynn Armory, a prerevolutionary war-era structure previously used by the Massachusetts National Guard.

In January, itemlive reported that the Massachusetts’ Executive Office of Veterans Services awarded the project $2.5 million in American Rescue Plan Act End Veteran Homeless funds as part of the initiative to address and limit veteran homelessness. Now moving forward, The Amory will include 52 affordable single-bedroom units, with a few two-bedroom units and a three-story gym-like space.”

I think Everett has gotten way too many individual threads for buildings that architecturally are unimpressive blobs. Good development and housing contributions, but nothing special. I personally think the uniqueness of contribution, and location, should also factor into what gets its own thread. For Boston and Cambridge, developments should tend to get their own threads because these are the cores of the city. The rest can be lumped in more than they are. One man’s opinion.
