Malden + Melrose Infill and Small Developments

I took a ride through Malden Square the other day. Its becoming very hip--
*Hundreds of Condos centrally located for instant transit access to Boston--
*Lots of restaurants
* the ARCH going on the new condo development on the old city hall area looks like it could be unique.
*boda borg located there.

Very interesting when the city hall condo development is done. The area looks like it has a ton of potential for a very lively crowd.

The arch looks to be part of a skywalk. I agree though the area does look pretty cool. Here are some renderings: https://maldenredevelopment.com/sit...ings_184_and_200_pleasant_street_may_2017.pdf

If anyone could take some pictures of the new developments around the old City Hall area I'd really appreciate it. I lived in Malden for years but haven't gotten back there since I moved away back in 2012. I've heard the changes are amazing.

Unsure of what building this is, but its on the corner of Canal and Medford (big parking lot is ugly)

Really a shame that they couldnt do anything better than a 1+5

^ thanks for the pics, I’ve been wondering what Malden center looks like these days.

It finally feels like spring out, so I dusted off the bike and took a trip over to Malden Center

And as a side note: this is what the Stop & Shop parking lot looks like, there's still people stopping by, but it's empty compared to what it usually is. I also heard many people honking their car horns in support for the workings out on strike

Realtor.com®'s 2019 Hottest ZIP Codes Report
July 31, 2019

https://www.prnewswire.com/news-rel...-2019-hottest-zip-codes-report-300893828.html

“The 2019 hottest ZIP codes America, in rank order, are: 49505 Grand Rapids, Mich.; 68144, Omaha, Neb.; 83704, Boise, Idaho; 66203 Shawnee, Kan.; 14609 Rochester, N.Y.; 48154 Livonia, Mich.; 02176 Melrose, Mass.; 76018 Arlington, Texas; 03045 Goffstown, N.H.; and 80916 Colorado Springs, Colo.”

“Among this year's top 10 hottest markets in America, there are some consistent factors driving their popularity, including: large numbers of high earning millennials scooping up homes, relatively affordable home prices and strong local job markets.”

“Homes in this year's top 10 sell in an average of 17 days, 40 days faster than the rest of the country and 20 days faster than their respective metros, on average. Realtor.com® users view homes in these markets 3 times more often than homes in the rest of the country and 1.9 times more often than in their respective metro areas, on average.”

“7) 02176 - Melrose, Mass. – Located 10 miles north of Boston is the quaint gas-lamp lined city of Melrose. Boston's abundance of universities and colleges feed the area's demand for high-paying jobs, especially in pharmaceutical and medical industries where Hallmark Health System and Melrose-Wakefield Hospital are two of the area's largest employers. A strong school system, which includes*Hoover Elementary School*(GreatSchools rating of 7/10), draws many to the area, but the ZIP of 02176 is beyond most first-time home buyers' budgets, so many turn to renting until they are able to afford purchasing a home. Melrose is no stranger to realtor.com®'s Hottest ZIP Codes list, it was No. 7 in 2016.
Housing stats: Homes in Melrose sell in an average of 18 days and have a median listing price of $629,050, down 1.7 percent year-over-year. The dominant buyer segment remains millennials who account for 43 percent of new purchase mortgages. Millennials in this ZIP have a median income of $98,803, which is $36,523 higher than the national median millennial income of $62,280.”

Homes selling in a time frame of around two weeks? I think it took longer to sell my last car than two weeks...

Melrose has been hot for a while, though I'd expect it slow down as the median price rises. I sold my (slightly median price at the time) house there in 2013.

When we started the process of selling around April, we had a reach price in mind. By June, when the listing went up, we listed at our reach price. We had close to 80 groups of people show up at the open house, received 13 offers all over asking price, and ended up selling for about 15% over asking.

I thought I made a killing then, but median price has gone up 40+% since then.

Melrose is 8 miles north, has no gas lamps, and a school with a 70% rating is hardly a draw? I agree that it's a hot market, but this description feels computer generated.

^^True, but still somehow an improvement over the impermeable bunker that is there now:

On the hottest zip codes, maybe I am biased, but I would not want to live in any of those towns. I know it has public transportation and is close to Boston / Cambridge, but that seems like a stretch. This seems like those algorithm-created lists I remember growing up that put Nashua, NH and Fitchburg on those lists. Didn't Melrose have a heroin problem not that long ago?
