^aren't they short about $100M? I thought I read that they needed $100M more... 10% or so of that isn't a bad thing.

^No, but if this project is delayed for too long, the Hotel could walk. They are a HUGE equity partner. If they walk away, that could kill the building, at least for a long while. All projects this complex are houses of cards until they are built, One Franklin is more so in this economic climate. The good news is that the hotel seems to still be solidly aboard. Hopefully, they will be willing to wait out the redesign. I do wish Ownership would at least build the temporary wall to close in the Burnham, though. It looks like a ruin right now.

I think the hotel industry here is going to remain relatively solid. Boston still has a shortage of rooms, no shortage of academic conferences, and it's a relatively cheap holiday destination for many.

Any chance they will reduce the nimber of floors to the indoor mall. It alwas seemed excessive to me.

If they cut anything out of this building, it will be the residential floors. I think this is extraordinarily short-sighted because the Downtown residential market will be back by the time the building finally gets built. They will only get ONE chance to build on this site for at least 100 years, it would be a cryin' shame to squander the potential of this building because of a temporary economic downturn. I'd rather see the project shelved altogether for 3 or 4 years if it saves the potential of the site. Boston is filled with smaller-than-planned band-aid buildings. We don't need another at such an important location.

While there may be a hotel "lined up" that's just PR-industry speak for "there is no hotel officially signed yet"

The article in the Globe today about this said that they're thinking of taking out all the condos and reducing the tower by a few stories. So much for the "See, people really do live in Downtown Crossing" campaign.

Given the demolition already complete, the central location of this project and the fact that a major tourist destination (yes, the tourists flock to Filene's Basement) is out of commission, there is no chance they shelve the project and leave that hole in the middle of downtown crossing for 3-4 years. At another site? Perhaps, but not this one. Menino and the developers don't care if they have to shave 5 stories off of this building to get it built.

And I'd fully agree with them. This project needs to be restarted and it needs to be finished. I really don't care if it ends up with fewer floors or fewer condos than originally planned.

Since when do they have an indoor mall up and who is in it?

They're talking about 6 or 7 floors of retail above and below ground. I assume this means a mall layout

Question about the redesign.

Are the developers prohibited from demoing the older buildings or did they just agree to it as a PR move?

In other words, could the new, 'more attractive to lenders' design call for the demolition of the older buildings?

Clearly, this has been all about Filenes. Don't you see? After eight years of tightly regulated socialism under Comrade Bush, the Market is punishing Boston with a hole in the ground rather than a tower in the sky. Only when the money supply is severely constricted and no one can afford to spend anything will the glorious engine of the Market fire up again. Glory be! - it's all in Ayn Rand.

Partisan bickering. We need more talking points and people on TV yelling at each other. It's the only way.

Not to derail the thread...again.. but partisan bickering is great at keeping politicians too busy to spend our money. If only we could get most of the NIMBYs in the city so busy arguing with each other, they'd never have a free moment to interfere with a good project!
