Couldn't agree more with these sentiments...the city is improving dramatically. Yes affordability is a major issue, but in terms of street life, public spaces and excitement, it's 100% better than it was just 10 years ago.
 
The shadow play by the balconies is effective at adding texture to the building. Really well done by SHoP.
 
I was a bit concern about the overall result of this building, but I'm very pleased the way it was built- specially the facade with the balconies & solid wall that distinguishes it from all the glass boxes around the bay.
 
The only quibble...is too many builders are using the real wood. It looks shabby and faded in short order. Check out the new celtics facility along the pipe. Sun bleached already. There are artificial products that look attractive and are durable.
 
Had friends in from Seattle and Jersey, some in the construction industry, did one of those sunset harbor cruise touristy things.
This is the only building that they all commented on and had a discussion about, they all liked it. When you look at seaport from the water it sticks out, in a good way.

That is the price of being trendy ... real wood has real maintenance issues and in very short order as posted above. As a designer ... I would always steer my clients away from exterior wood (in the vertical surfaces). Soffits look good for much longer.

I would have preferred the grass patches to be larger, especially the one at the end of the pier, but regardless, this is very nice. Looking forward to Woods Hill and Nautilus opening over the coming months as well.

Totally agree with one exception. I wish there was more regular type seating (with backs) instead of the granite block seating and the flat backless type seating. It's probably just me but if I'm wanting to sit a while to take in the views, to people watch, or whatever, sitting on flat backless seating, or granite blocks (happily, some of the granite blocks are set as steps so you can lean back) becomes uncomfortable fairly quickly.

Atlantaden -- bring a pillow or a "soft" significant other :p
 
There is so much good going on here that it's impossible to name it all...I'm noticing particularly the mirrored facade juxtaposed to the ICA...the contrast in materials and massing is interesting, as is the intervening landscaping that ties the two together as a set of sorts. Great job.
 
This will be a great building if they can find good restaurant and bar tenants for the down below portion. The residents probably won't go for it but some late night establishments would be great.

Meddelpal -- How about a Seafood Place featuring Great Views, Popovers, and lots of room for Political "Times" -- oops that was what they tore down 🙄

LC Mike -- This is so far the best of the development on the South Boston side of the Fort Point Channel -- it ties together nice pleasant landscaping on and off the "Harbor Walk," with excellent views from a Pier sticking way out into the harbor -- both up and down the harbor and across to East Boston and it also features several good quality buildings with interesting designs and finishes

But even that said -- its still a work in progress as the surroundings both toward the revisions to the World Trade Center and also back toward Fan Pier will have an influence on the overall ethos

Heh... my parents wax on about that place all the time. It apparently was THE SPOT in the 70's and 80's. I went there around 2004/05... was definitely past it's prime.

I dunno, I would love to see some casual night life here... good music, good drinks, easy ordering menu.

Meddlepal -- I knew of a couple of MIT gnurds --- who when the dorms were closed for a relatively short vacation -- subsisted on the freebies you could get while waiting for a table to open-up at Pier 4 -- Popovers and many other essentially "passed hors d'oeuvres" you might find at a fancy cocktail reception
