I do wish this building poked up a little bit more. Given its location, the potential to detract a bit from the Kensington, and the (presumed) architectural lighting it'll have at night, a bit more prominence would do it some good.

Chinatown is going to be one dense neighborhood after all these developments are finished.

Especially when you considered Jacob Wirth development on Stuart and Parcel 24 that is supposed to break ground this month.

Oxford Ping (affordable housing) and Parcel 7-A (micro unit hotel) sometime in the future. But still there are some parking lots and 1 story buildings in the area that could certainly be redeveloped.

Beeline, thanks again for your pictures. The glass looks to be canted and highly reflective. The window treatment looks to be similar to the much beloved Waterside.

I think this is actually looking pretty sharp. Even from its fattest angle (last pic above I believe), the curved corner treatment does some visual offsetting. Definitely the best of the ~300 foot residential highrises that have gone up around this area over the past few years.

Actually on this building the muntins are regular and thus make sense. In Waterside there's a "pattern" of alternating the muntin placement per widow to create "interest?". I like the honesty of just making all the windows alike and letting the overall form speak for itself.

Already loving the glass curtain wall on the curved section! Whole building is looking good especially considering the weirdo-window set-up on that mock-up that was posted way back when! The mock-up, what was that all about anyway?

Yea i'm not sure what that mock-up panel was all about but its deffinetly coming together now. Not as scary as the mock up made it and i like how it looks like its guna be glass along the curved side

Love the massing.

Really impressed with the speed of this project. The core was just starting to go up only about 7 months ago.

It's likely an attempt at an "architectural gesture," but the number one rule of architectural gestures that you learn in Studio is that you go big or go home. This is so subtle and awkward, that it just looks like the top is crooked.

Pardon the amateur question, but do the gray precast concrete panels get covered up? Walked by this building yesterday and the cladding had the dirty appearance familiar at Waterside.

Nope. Just like waterside, what could have been a fantastic building was destroyed by cladding it in garbage. Hopefully the glass curtain wall will redeem it on the greenway side, but it looks terrible compared to its brick neighbors from chinatown.

The decision to have that slate-looking window inset does a world of wonder for those facade panels. It gives a brilliant optical illusion of the facade having more depth than it actually does, especially when looking up (refer to pic #5 up from the bottom of kz's set). The fact that the windows are all the same size and orientation helps the facade read cohesively as well.

With this one, I'm actually more worried about the glazed curtain wall. It looks like the Revit default... =/
