Residential Project | 45 West Third | South Boston

The "hold out" KO Pies house on the corner kind of ruins this project for me.

I think it's great. I mean, it's an awful building to be sure, not one redeeming thing about it... except that it's there. That corner is so much more visually interesting now than if it would have been if it were torn down. This is exactly the sort of head-scratching "what the..." kind of thing that makes cities so lively and engaging.

And maybe, in 20 or so years when this does get torn down, with the neighborhood that much farther along, we might get a cool 8 or 10 story pencil "tower" to anchor the corner. Nothing but party walls facing that lot.

Personally, I think it is an eyesore. I like the other corner with extant building MUCH BETTER. The KO Pies building is as visually interesting as Billerica.

I'm with you on this. I'd much rather see a separate building here in the future than one giant monstrosity of a facade. A lot of us (myself included) generally dislike superblocks, and I appreciate the fact that by KO holding out, we have the potential for some variation in design that we wouldn't have otherwise.

At the end of the day, we may still not get anything inspiring here, but I'll take my chances.

IIRC, this building was designed with an alternate option that included the KO Pies plot to allow for the building to be "completed" if KO ever gave in and sold the land. I too would of course like to see a taller slim tower to anchor that corner and break the monotony, but I'm fairly sure that the developer could just fill in the missing chunk of the same massing.

As a native of Billerica and a graduate of Billerica Memorial High School, I find this comment offensive. Accurate, but offensive nonetheless ;)

My apologies. I should not have singled out a particular suburban town.

I really wasn't that offended: I just felt like trolling. Although I do have some pride in my hometown, I realize how the Billerica has dropped the ball so many times when it comes to any sort of decent architecture and/or development.

Mmmmm ... another OSB wonder. Good for the proforma, bad for whoever has to maintain this thing.

OSB= Waste wood held together with glue, the cheaper cousin to plywood.

Good luck all.

cca

Is OSB that different from the particle board IKEA makes most of their furniture out of? I always thought particle board was just that - sawdust and glue with a thin laminate on the side everyone will see.

That grey brick color is a lot nicer than I thought it would be.

Does anyone else think it's funny how they built around that house? It's like "we got offered money but got too greedy, and now we're stuck."

I think it adds character and breaks up the block

Agreed. I love it.

No intent to derail...just dropped by to agree with others: the grey brick rocks.

Avalon could have selected that for the new AVA|Northpoint and created something more distinctive than what they did.

I was talking about the Pies building sandwiched at the corner of the new building. But yes the grey brick is decent.
