$8.5M condo project planned for South Boston

A Milton-based developer has filed plans for a 33-unit condominium project for 488 Dorchester Ave. in the Andrew Square section of South Boston.

The $8.5 million development proposed by R&B Investments LLC, an entity owned by Thomas Broderick and Timothy Russell, would replace a single-story warehouse containing the offices of Deco Systems, a trucking company that is relocating. Under the plan, a 49,900-square-foot, four-story building would be built, including 2,091 square feet of ground-floor retail and a 33-car garage.

Boston Redevelopment Authority officials have scheduled a community meeting on the project for Wednesday, May 7, at the Courtyard Marriott at 63 Boston St., from 6:30 - 8:00 p.m.

In addition to 488 Dorchester Ave., the BRA is reviewing four other residential projects in the South Boston neighborhood, including 39 A St., 45 West Third St., 815 East Fifth St. and the Gate of Heaven School redevelopment.

ya, how do you get away with just cement block street level. At least continue the siding down
 
I predict that concrete block will be the site of many works of graffiti in short order.
 
Sad thing is they actually spent some money on the design. Pitched roof, cornice, etc. Then plopped it all on a CMU fortress.

The sad part is I actually prefer this condo building to the one at E 2nd and L. There is actually a bit of design in the concrete blocks when viewed up close which makes it a little less offensive. Not sure what else you do with a garage other than just skin it with the rest of the building.

I still think this is a win for the L St/Summer St corridor. Other than Murphy's Law, the strip between FedEx and East Broadway is a very desolate industrial area. Hoping that additional density results in turnover of other nearby properties. And hoping that the MBTA starts mulling over a 7 express bus (Broadway // Convention // South Station) for morning/evening commutes.
 
What is it with Southie's fascination with cinder block ground floors? 49 L St looks like they pulled the building up out of the ground and left the foundation exposed. I want to take a hammer to that nail and pound it back down.
 
That's the first project ever to be outfitted with a horrible '70s fortress remodeling right from the get go.
