South Boston Infill and Small Developments

1. Beeline, thanks again for all the work on the photos! Hope you know it does not go unappreciated.

2. Beating a dead horse, but I still cringe every time I see the word "luxury" plastered on all signage. "New construction"? Sure. "Luxury"? C'mon..

3. Can we start calling Southie "Lego Blocktown" instead? Will be curious to see how this all ages.

Fill in the parking lot but the original 1890 building should be saved.

Easier said than done, I fear.

Streetview indicates most of the restaurant is in a one story addition along West Broadway.

As for the building itself, a facadectomomy is not practical, and the result would likely be grotesque, much worse than Dainty Dot. Instead, one would probably have to do what was done for the Littlest Bar; where the entirety of the volume of that building was retained and reconstructed, allowing the facade to be preserved. Bu this is not a Bulfinch warehouse.

Streetview also reveals the first floor facade on the A St. side to be much modified from what was original. The upper three floors appear intact, facade-wise.

As for the building owner and seller, he also owns this property diagonally across the street (West Broadway, A, and Silver)

^^^ Mul's closed in 2016. Perhaps the owner of Amrheins will use the proceeds from the sale of that parcel to develop the Mul's parcel.

Oh I know. This building was doomed from word "sale". We have cycled back to the 50's/60's mentality of New=Better.

Progress!

150 W Broadway looks really good!

On a lot of those photos, the garage doors make me very sad. The ground floors are mainly parking in those buildings :-(

It's dizzying how many infill projects have happened in South Boston the last decade. Thank you, BeeLine, for documenting the changes. You could literally have a Southie museum exhibit chronicling the changes.

Mul's is open and active. I just failed to get there in time for breakfast two weekends ago.

Anyway Beeline you missed one:

This is on my block (215-217? West 5th). It may bring out my inner NIMBY, though I'm solely worried about this tree:

The building to the right of the lot is a recent teardown.

The proposed $7-million 400 Dorchester St. would replace a convenience store, parking lot and three-story residential building, according to their plans, filed today.

Winick and Matteo's building would have 35 units - 6 of them rented as affordable - divided between 5 studios and 30 one-bedroom units.

The building, which would also have a roof deck, would have no parking.
