Emerson will build an 18-story dorm on the alley that leads in to the current MassDOT atrium. The thing about dorms is that they don't usually activate the ground floor (I can't see Emerson wanting to host a bar in a dorm, for example), so I'd expect Boylston place to end up as a tunnel of plate glass with student activity space on the other side.

I assume the Estate and company are staying? Should be a fun dorm then.

The Globe article has a lot of pundits stating their hopes that this does NOT go to Emerson, due to the fact that it would be yet another piece of prime real estate, tax free. I have to agree with them.

It would be nice to see the building broken up by a private developer(s), with some space, if needed, leased for a reasonable price to Emerson.

I agree. I like the idea upthread of pushing the alley all the way through to Stuart St. and lining it with some commercial spaces/cafes/bars and keeping it free of cars.

I think the offer to Emerson will be pre-arranged to allow the whole to be announced before Deval is gone

Constraints will be placed on height due to summer / spring / fall shade [no more use of the other term] with a dearth of photons at certain times on certain sq mters of the Common or the Public Garden

No indications so far as to how the Baker Admin is leaning on this one -- but given that the current DOT site could go for over $150M and the current budget is hurting -- I'd bet it goes forward
