Per bldup (8/24):
- One bedrooms start at $600k
- Two bedrooms start at $800k
- Three bedroom penthouses at $1.2mil

There will be 2,400 sq-ft of ground floor retail
(what has looked like a coffee shop in past renderings)

I understand this is a graphical rendering, but they could at least make the building look a little more appealing in the render. It looks like a studio project where the student forgot about material until 2 nights before the presentation (speaking from experience of course haha)

Steep? Very much so, but then again its brand new units in Brighton, directly on transit. Yes the trolleys will be going by alot, but they also stop during the night so its not like it would be alllll that disturbing.
 
but the building is so beautiful ... its a steal at any price.

This building is significant neither for its design being phenomenal (though I think it's not bad) nor for its affordably being good...

It's significant because it plugs a long-standing (trash filled) vacant lot, adds a bit of retail, and generally patches together the Comm/Washington intersection a little bit better.

There are other parcels in/around this area that also need some TLC. But this is a start.
 
Filling a trash heap with mediocrity is too narrow a goal for anyone IMHO. I would hope anyone involved in a project of this type would shoot for better.

That isn't far above what many of the units at 1501 Comm Ave ("The Lancaster") sold for. Which also is on the B line with trolleys rolling by. And in May, a 1BR in the Lancaster sold for $628K , above that $600K for a 1BR.

The $1.2MM is far above what the PHs in the Lancaster sold for. The most recent PH sale there was $924K.
 
i'm surprised about the bitching over fairly good infill for the area.

Of course this is all based on the simplest of renders, but.... If this building is executed the way it appears in this image it looks like it belongs in the under-financed BHA developments
 
^ we would be grateful/thankful for some BeeLine -quality photos of the exterior finishes as they begin to be installed (about to happen right around now, actually) if we're to draw conclusions.

To me this one come down to the as-implemented quality of finishes. The design teeters on the fence (I do like the homage it pays to the neighborhood context), but botched and/or cheap finishes will kill it.

BeeLine, if you're ever in the area, much appreciated in advance!

I like the windows, but the striped pattern looks straight out of 1970.
 
It looks like an ugly government building, not a condo complex.

I'd walked by and noticed the scaffolding/wrap was down for the first time, so figured I'd grab a couple of shots.
 
big, it's hard to get a good quality pic's in our current weather conditions. I discarded over half of the shots (357) of my last batch.
