The Aberdeen | 1650 Commonwealth Ave. | Brighton

This stretch of Comm Ave streetscape is, I hate to say it, so dismal overall that even the Château de Versailles would, in a shot taken from across the street, appear to be a turd.

The materials are nice and there's actually dimensional textures in use throughout the facade. Last I heard, there are plans for retail. Big win. Oh, and the complex behind it - the motel - is planned to get a huge densification boost as well.
 
These are all true, and I may have overstated my first reaction. There's something to be said for buildings that just do their job. This one is gonna do its job.
 
This was proposed how many years ago ? As affordable condos in the 400s...and they all sold for what double their projections ?

Wow that thing is hideous. It looks like public housing from the 1920s, with slightly nicer windows.
 
I'm glad to come out and say it: I like this. I think, in context, it works. I think it improves this stretch of Comm. significantly. I think the black-framed windows look crisp and classy, especially the corner ones. And, in person, the ground level materials look good.

Nothing has closed (because the building hasn't reached that point), but list prices are from ~600K for smallest units to 1.8MM for a 3BR, 3 Bath penthouse unit. A 3BR, 2 bath unit listed at $1.5MM is under agreement.

For comparison, the most expensive resale at 1501 Commonwealth was 1,055,000 for a 2BR, 2.5 bath penthouse unit

If nothing else, this one was delivered almost exactly as shown in the renders, so yay?

The color is a bit off, but so far put me in the camp of liking it. Get a bit of grime on those bricks and it'll blend in just fine.
 
Who decided we should emulate Cedar Rapids, IA?

The srsly we can do better brick color-pattern cladding thread is overdue.

Reminds me of a lot of Comfort Inns and cheap Marriott Courtyard hotels that I stayed in when I used to travel for work. One benefit for the tenants: They won't have to look at it when they're inside their units!

Too bad its deco inspiration got lost in in the final product.
 
I don't get the hate. This does exactly what you want an in-fill building to do. Alright, do the narrow (staircase?) windows look somewhat reminiscent of prison or self-storage? Yeah... maybe... But not worth getting worked up about. I like the materials, the texture, the clear contextual nod to deco... thumbs up and move on.
