Great perspective Matt and thanks for giving me the opportunity to zoom in a little closer. I see that the People's United Bank sign has not been removed yet.

The above photo shows what is the highest density urban cluster in Northern New England even prior to the new tower being completed. Within an area that covers only 165 yards in length there will be 4 buildings totaling 51 floors which is impressive for any small to mid sized city. Manchester may have two 20 story towers, but it cannot put a grouping together like Portland. Add the Time & Temperature Building (14), Fidelity Building (11), One Canal Plaza (10) and One Portland Square (10) into the mix and there are 45 more floors of combined height in a very compact area!

And it could be more. The parking lot on Free Street between the civic center and Aura is zoned for 150'. The parking lot on Brown Street between the Maine Historical Society building is zoned for 210'. The bank drive-thru behind the Fidelity Building is also zoned for 210'. It wouldn't take much for this urban core to challenge some cities 5X the size of Portland.

Well said, and nice job with the visual. We could also add 511 Congress Street (10 floors) which is only one block away from Monument Square and if 3 Portland Square (estimated @120') ever gets developed it will add another significant building to the area.
 
Wasn't there conceptual drawings a few years back for replacing the old parking garage on Brown with something in the 7ish floor range?
 
I'd love to see a 20+ story building go up on Free Street in the empty lot by Aura (sort of where Margarita's used to be too). That lot feels like such a waste.

Sadly, with the lack of vision Portland has sometimes - it'll be another parking garage.

Does JB Brown have any intentions with the parking lot (along Spring St) on the other side of 40 Free Street? Looks like they want to squeeze a building in at 99 Commercial Street next to the VA garage. Their 57 York street has been proposed for ages. They're slow and cautious about building.

If the Canal Plaza building went up, that'd be another boon in urban density! Add in Portland Square, that'd be amazing. Portland has so many stupid parking lots.

Yes, covered in both the 45 Brown St. thread and the larger Time & Temp Building thread. I just requested that the latter be merged with the former since both address the same project (and the 45 Brown thread is tiny).
