Maybe in 20 years things are different on a few of these.

i wonder if there's a chance at the 'ain't broke so why fix' Sheraton Towers, creating a 'c' or 'z' footprint out of the current regime, and going very tall up the middle. There would be only only a minimum of hotel rooms lost - w/ the Z configuration being the least reprehensible to the 1 Dalton residents.
 
Yea probably will never happen, but in 10 years, when theres a lot of tall shit close by/all around the city, you never know. I was mostly just showing it as a way to expand upon the high spine sticking with the general plan but with a new peak and extending it further west. Who knows what the future holds. I really hope that the dalton garage is the end all be all crown jewel of Boston at some point. This tower I thought by adding it would give a slope away that would bring back the peaks and valleys style of the high spine along sloping away from the centerpiece that I think gives the high spine its class, unity, and purpose.
 
So I feel like something around this height wouldn't cause too much trouble from the neighbors while still pulling the spine west and giving it the slope it needs away from the new tower.





If something along these lines ever happened we'd immediately be in the big leagues, especially having all of the new stuff downtown.

The NIMBY's in the west end are horrible but there is a one story grocery store and a one story parking garage here. Something taller could be built here.

Needs to be at least 2,000' to satisfy the archBoston horde. Anything else just won't break the glass plateau.
 
I think that tower would be much better placed in Kenmore. Fuck the stupid Citgo sign, the parking lot on Deerfield and Commonwealth Ave would be a great spot to build a 500 footer. I assume BU owns that parcel?
 
Maybe once the Orient Heights and Charlestown BHA properties are rebuilt, the city can move down that way and work on the arc of properties between Lenox and Bromley-Heath. Would do a lot to change the negative perception of the area and add some market rate population. Could really be a catalyst for movement on the empty lots all through those neighborhoods.
 
You should have heard the community of Nimby railing about "those two horrible gigantic skyscrapers they're building in Back Bay.... our City is being destroyed by developers, the BPDA, a truly awful Mayor, and his union thugs."
 
Why build more housing, retail, offices and entertainment venues? It just destroys the community . . . I don't get it, at all.

There are proposals out to redo these. I believe Whittier is first on the list and has approved plans. I doubt all of them have a developer and plans yet, but it's certainly happening. Bordering the south end and being along the orange line, this is by far the easiest sell of any of the housing project reconfigures...

As for Roxbury crossing, there's one new buidling along tremont west of the station and another 3 coming along in two phases taking up the grassy area next to the tracks. You can find the plans in the Roxbury Crossing thread.
 
34 Cooper Street in the North End was acquired by developer Rafi Properties today for 12 Million. I walked by this the other day and I was surprised to see a surface lot at such a prime location. Hopefully this changes with the new owners.

If a 63 story, 738', 360 unit resident tower w/ 400 parking spaces below were proposed at 65 Martha Road..... Getting close to the FAA height limit over there, in the West End.... a 5th highrise for the West End, and their first skyscraper to fill the neighborhood up near to a practical limit.

The tower's footprint would be small. ....It would be good urbanism, cast shade on asphalt only, be great for Boston... and the demand is absolutely there.

The units would blow the minds of many people who believe our market is a bubble. I'm sure the units would sell, quickly.

Would the City be right to approve it?
 
Yes, fuck the west end NIMBY's. Though there is an apartment building on that site currently that would need to be torn down.

Beacon Park (Rail) Yard, Allston along the Charles River/Worcester Commuter Rail Line.
Place Storrow Dr. underground. Move the Turnpike underground. Build about 100 new condos/towns homes or TOD with Silver Line passing through that area with route to Union Sq. Allston.

You can't anything underground on mid- 19th century...poorly lanfilled...silt on a Charles Basin flood plain. Nip/tuck the transpo spawl, absolutely, but you are not making it invisible.
