Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Not everything is a left-driven conspiracy.

i called it a stunt – and if either of these absurd proposals are chosen, we get

either Millennium's version of the San Francisco/Bank of America Tower

or Trinity's two 45 Worthington's stacked upon another.

6 out of a possible 89 winning votes between them.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

There is no point in even debating

This is transnational all the way

The deciding body answers to the taxpayers
And transnational means tax revenue$$$$$

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Check out this render I found on Accordiapartners.com. The setbacks are individually lit at night, this looks amazing.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Wow, that's stunning. We need more of this - Boston looks too dark at night.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

The lighting on the Accordia building does look nice but it's not worth 100 million dollars. Honestly I think the Accordia property has very little chance of winning unless they change their offer.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

^Agreed. I have already psyched myself for the announcement next month that Millenium wins.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Yup no contest millennium all day...$150M sold

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I absolutely understand the reasoning behind expectations that Millennium will nab this one, but since it's (at best) my third or fourth favorite of the current proposals, I'm keeping my fingers crossed for a dark horse winner.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

If I may speak generally for a moment:
Unlikely winner that it is, Accordia's design proves that one can design a truly impactful, marquee addition to our skyline within the constraints of a moderately tall (rather than supertall) package. If nothing else, I truly hope that this design inspires future contributions to our skyline that make a helluva great use of height, proportions, materials, lighting, etc.

We can have a signature skyline within Boston's bounds, if we only try.

Yup no contest millennium all day...$150M sold

617 -- Not quite that simple
ranked by Total $ to Boston
  • Millennium - $150,790,000 ($100,000,000 land offer + $50,790,000 at $100/sf as units are sold)
  • HYM - $100,000,000 ($68,250,000 land offer)
  • LendLease - $75,000,000 (land offer only)
  • TransNational - $75,000,000 (land offer only)
  • Trinity - $60,500,000 (land offer only)
  • Accordia - $50,000,000 (land offer only)

Ranked by Lease on land $
  • Millennium $100,000,000
  • LendLease - $75,000,000
  • TransNational - $75,000,000
  • HYM - $68,250,000
  • Trinity - $60,500,000
  • Accordia - $50,000,000

Ranked by other metrics? or intangibles??

I would guess only Millenium, TransNational and possibly LendLease bought a lottery ticket the others are just watching the drawing

I thought TransNational has the advantage on this parcel? Compared to everybody else. What is there advantage?

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

That night render is fantastic. Boston desperately needs something like that. We must have the darkest nighttime skyline in the world...

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Millennium amounts to extortion.

Generally, extortion involves demanding money from somebody, not offering to pay them a lot.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Imagine if the BRA pulled out all the stops and we got HYM and Accordia. They do a landswap to put the shrine or whatever it is in a different place than the garage. Then 1 brom gets approved and SST and downdown goes full steam ahead into the 21st century.

Yeah, but it's only 750 feet and NIMBYs, false narrative, no more buildable land and then there's 1 Bromfield, Congress Street, TD Garden Towers, and the Harbor Garage project.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

What a mess. Activist (you know who) wanted to make sure the gov got maximum $$ for that land, and now when a company is trying to pay maximum, it's being called bribery.

Ug. And the days roll on while that rotting vacant garage sits in the middle of our financial district.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

No one is calling bribery shenanigans as far as I know.

Sorry I meant it tongue-in-cheek. Trying to call out the ridiculousness of odurandina's assertion.
