Winthrop Center | 115 Winthrop Square | Financial District

Re: 115 Winthrop Square | Financial District

Generally isn't the height to the last occupied floor? So even if they bump it down to "750' ", wouldn't it still be quite a bit taller with the crown/mechanical? Sames with the 775' figure - with everything else wouldn't that have the potential of going over 800'? Or is Millenium (for the first time) using the actual height?

Re: 115 Winthrop Square | Financial District

You can get exceptions, like SST. 800 isnt that unreasonable if theyve already proposed 775.

SST wasn't an exception. It was originally proposed at 840 ft, chopped down to, I believe 715ft because of the FAA, and then ended up around 677 ft.

Re: 115 Winthrop Square | Financial District

All that and the faa limit is 300ft. Theyre going to allow it though because its very close to the 700ft area.

Re: 115 Winthrop Square | Financial District

All that and the faa limit is 300ft.

Stick -- No the 300 ft FAA limit abruptly begins beyond the bus terminal -- where the SST tower is to be located there is a bump-up to 750'

Re: 115 Winthrop Square | Financial District

Im looking at it right now, but whatever not tryin to drag this thread off topic.

Re: 115 Winthrop Square | Financial District

Stick,

At some point in the past couple of years, the BPDA went to the FAA for the exact height limits on a number of parcels.

SST was granted an official FAA height determination of 692' either as part of that package, or possibly some time before. The height was readjusted down to 691' due to the rise of the mean sea level. the base of the lowest part of the tower is measured at 14' above the new mean sea level. the tower is being built to within a few inches of the FAA height limit.

1 Bromfield was given a height determination: 710' by FAA. Midwood's proposal actually reaches a pinnacle height within a foot or two of that number. The Building Dept simply had them round it off to 705', but most recent proposed tower design is 708' or 709' to the tip of the mechanical screen.

You can observe the height limit for 115 Fed loosely reflected in Tom O'Brien's original proposal of 740' at St Anthony's Shrine, which he and BPDA extrapolated from the 725'~735' soft/hard limit across the square at 115 Federal St.

Harbor Garage was given 600' above the lowest point of Atlantic Ave. Govt Center Garage, at 1 Congress, was given some number above 700'. And the TD Garden residential tower was approved at just under 700'.

The top of the mechanicals of the original proposal for the tallest of the two towers at the GCG Congress St was to rise a few feet above 700'. The top of the mechanicals of the TD Garden residential tower was to have been 659'.

After the West End nimby gnawed the bones down to ~647' for the GCG Office, and ~500' for TD Garden, the BPDA kindly smashed their faces in by approving the Garden Garage tower.

Correct. I took a look at the map again to confirm and the SST entrance is within the 700ft zone. Tracks are in the 300 ft zone.

Re: 115 Winthrop Square | Financial District

Please see the attached notice and feel free to distribute it to anyone who may be interested. The second BPDA Public Meeting is Thursday, January 5th @ 6:30pm but we have relocated the meeting to 101 Federal Street, on the 29th floor. This space directly abuts the proposed project site and overlooks the existing garage. The space is fully accessible and folks can enter via the Devonshire St entrance, right next to the site. Once again, the Public Comment period has been extended until January 16 and we encourage you to submit one if you are inclined. Comments can simply be emailed directly to me. Thanks and please let me know if you have any questions.

Really? The Wikipedia article doesn't mention that.

You can't trust wikipedia as your source as it is entirely sourced by users. If nobody noted it in wikipedia, then it's obviously not going to be there. The original tower included a spire and was supposed to be taller than the JHT at 840 ft.

If you checked the diagram section for the South Station Tower in skyscraperpage, you'll noticed that three of the old drawing shows the original proposal with the 840 ft height.

I believe this proposal was pre-2006.

man i wish that spire and that height (or at least the spire) was happening...

Re: 115 Winthrop Square | Financial District

The original proposal always felt a bit too... Atlanta-ish for me. The spire is heavily reminiscent of the BoA tower out there.

agreed, but I like the massing better than the current one.

That original floor plate cross section just works better for the SS site.

very true. and don't get me wrong -- i by no means "love" that design. i'm just (as per previous rant) jonesin for a skyscraper with an interesting cap/crown!

Re: 115 Winthrop Square | Financial District

Yeah, that original design would look great... somewhere else. I find it kind of jarring in that spot.

Re: 115 Winthrop Square | Financial District

Mods, please move this to the SST thread.

Re: 115 Winthrop Square | Financial District

The previous proposal looked interesting from Dewey Square. From the other angles, it looked like a cyborg Emperor Penguin.

Re: 115 Winthrop Square | Financial District

A few things...

1) What are your thoughts on the electoral college?
2) How will the Pats do in the playoffs without Gronk?
3) Is this really the end for Kim and Kanye?

Answers:
1) Logan should just build a radar array in a second location so that we can remove the FAA limits over downtown
2) Tom "The GOAT" Brady
3) Kanye and Trump are moving in together; it's the end for Kimye
