They still havent explained how they will put a center platform between the two tracks.

Unless the platform will be 4 inches wide, something has to move.

And that means the outside track, because theres no space by the highway.

And without the outside track, you cant service yawkey.

Havent seen any "Yawkey will be closed for 19 months, deal with it" announcements.

Ive posted pictures in the Yawkey thread showing that there will be TWO side platforms instead of a rational island.

The MBTA has a policy of not allowing new at-grade crossings of tracks. So, even with a center platform, you'd need two elevators to get to it.

It says that the developer had until December 31, 2011 to sign a lease deal with the MassPike people, but that there most-likely would be no contract if he couldn't get financing by then.

The developer pushing plans for a $450 million air-rights project near Fenway Park is on the hunt for a deep-pocketed, national partner to team up with as he looks to secure financing and start construction.

The Fenway Center developer has constructed affordable housing projects over the years, but, much like the failed air-rights project Columbus Center's developer, Arthur Winn, has never built a major urban high-rise complex.

While pointing out his firm Meredith Management has built more than 2,000 housing units, Rosenthal acknowledged his company has never undertaken a high-rise development project in Boston. A well-known development partner would bring major expertise and deep pockets to the deal, Rosenthal said.

State highway officials set December 31 as a deadline for Rosenthal to iron out a lease deal to build in the air rights over the Turnpike. It is unlikely that Rosenthal and the state would be able to ink a deal without financing in place given it would require the
developer to begin making lease payment. But a spokesperson for the state's highway department suggested that an extension would likely be forthcoming if it was needed.

"The official date is December 31, with a MassDOT option to extend indefinitely as long as the developer is pursuing the project" wrote Richard Nangle, a spokesperson for the agency, in an e-mail.

Another great air rights project bites the dust.

I feel like air rights development over the Pike is like Monorails; Always futuristic that promises so much but economic realities always keep them grounded.

(Editorial: I am not advocating for or against Monorails so let's not get off on that tangent.)

Rosenthal and Winn were unqualified to build projects of this size. These projects should have been given to a real developer, not political hacks.

Van -- I think that the key to successful air rights over the Pike and the adjacent Amtrak / CR Rail Line is to build the major structures on the land outside of the highway and rail footprint and then just deck the Pike to cover it and connect the pieces and reconnect the neighborhood

I think that anyone who proposes actually building a major structure over the pike requiring major support elements (effectively a major bridge) will just need to build so big (e.g. Copley or Pru scale) to recover the costs that it will never happen.

Ramps such as the South Bay Interchange are a different matter as the simple Newton's Laws reduce the structural requirements dramatically for just a one lane wide deck

It's been obvious to me for some time that any successful effort to build over the turnpike has to include a monorail station.

And yet, as recently as a month ago, he was still identified in public by the BRA as the developer.

The $450 million Fenway Center development will include a solar-powered neighborhood and a complex of apartments, stores, and offices over the Massachusetts Turnpike.

A court ruling has removed the last legal barrier standing in the way of the long-delayed Fenway Center development, a $450 million complex of apartments, stores, and offices over the Massachusetts Turnpike.

A Massachusetts Land Court judge has dismissed a zoning challenge that has prevented the massive project from moving forward for three years.

The challenge was filed by one of the project’s neighbors, HRPT Medical Buildings Realty Trust, which argued that the project’s approval by Boston regulators should be invalidated because it did not consider the project’s infringement on HRPT’s property.

But land court Judge Harry Grossman ruled that HRPT failed to prove that the Boston Zoning Commission’s 2009 approval of the project was improper and that it would unduly harm HRPT and the public.

“HRPT has utterly failed to refute the notion that, while private interests may well benefit from the Fenway Center Project, so too will the general public in a most significant fashion,” Grossman wrote in his ruling, which was handed down Monday.

The decision appears to clear the way for developer John Rosenthal to proceed with his project, which in its first phase will include hundreds of apartments and stores on land between Beacon Street and Brookline Avenue near Fenway Park. The state is also building a new Yawkey commuter rail station and new roads into the development site.

Woohoo indeed, cant wait for 6,000 new parking spaces and the accompanying cars to flood kenmore square. Just what the area needs!

Does anybody know what the current best render is? The one in the Globe differs significantly from some others I've seen (not as good as the others).
