Is that a parking entrance on bromifield? Thought it was going on province.

Am I the only one that thinks this looks awesome? Love the curved glass and streetscape that matches the existing jewelry building on Washington.
 
I disagree with some of you here about saving the Payless building. Incorporating it into the podium of this would look jarring and terrible - like an alien sculpture landed on it from somewhere in outer space. I don't really see any way to tastefully incorporate it.

Also, the Payless building is completely average and hardly special. The only argument for keeping it is that it probably "does urbanism" better than anything new can. That being said, what's been proposed today looks like, when it comes to the podium along Washington Street, that they got it right.
 
I agree with you Shepard I think the Payless building would look odd if it were saved and I actually appreciate the base it appears to have retail space with good street interaction and I find the metal paneling running up the base to provide a nice level of detail.

Looks to me like loading docks and parking on Province Court, Pick-up and Drop-off on Bromfield.
 
I really like the base and their effort to keep it to scale with adjacent neighbors, not to mention standardizing the scale across the entire base which the current three existing buildings do not.

I have no idea if I like this or not. I like the height and the ground level looks very good. The cladding looks a bit aged and I don't like the cantilevers but we all know this will be redesigned a few times before it is ever built so lets see where they go from here. I would rather see them stick with a thin tower like they are doing in NYC than try to add these bulges to it.

If you look at the BCDC presentation the parking entrance (car elevators) is on province ct, but there is actually a new driveway that goes all the way from Bromfield to province ct. Basically they can pull in to the driveway from bromfield and the valet can drive through to province ct to the car elevators.
 
They actually have plenty of room to not do these overhangs. Tower is decent, ground level looks very good. Lake point tower in Chicago is not a peak there and I don't think really fits as one here either. More of a complimentary cast building than a crown.

This makes 33 Arch look practically like a low rise. Millennium Tower already had that effect but this one puts the exclamation point on it.

Enhance the detailing on the Bromfield side/traffic port so it doesn't become a traffic sewer.

Would be happy to see the higher up of the saddlebags disappear in exchange for additional 10 stories of height on the core.
 
1. While I appreciate it isn't just a box, I don't find it to be a very attractive building from the massing/shape to the palette choices

2. I'm not going to miss the Payless building as much as thought I once would:its a loss but not a huge one

3. Does this mean we're going to have a bunch of rich assholes running(driving) us off the pedestrian only Washington st?

I realize this but 10' is not going to send this building into anonymity. This spot still needs an icon the same as the Chrysler building was to the Empire State Building. When a building is soaring above the rest of the skyline with one other building they both need to be very good and play well together. The good news is that this is Boston and this is not even approved so it will not look like this in the end. Hopefully the ground level either stays or gets even better though.
 
This won't pass BCDC..It's way too similar to Copley. It's a good start.

I need a spire or something more distinctive.
 
Ill be content if they put a spire on Winthrop. Would be nice here too but I feel that is the spot that absolutely has to have one. This needs big changes though we cant built a millennium tower and then go back 30 years with the parcel next door.
