best infill boom evaar. ....and while I still hold out a bit of hope we'll get a few highrises too, not only do we get to be the 200~273' midrise capital of the world – but the density will be pretty good. build 'em big wide, and fatt. we rock.

Very interesting. That's a lot of glass. Possibly not stodgy enough for the some Brahmans and Northender's.

Will they really 'green up' the terraces, or conveniently forget?

Interesting. So are they getting rid of the brick on the current garage and changing the facade.

In my opinion the current garage is acutally one of the better ones in the city cause it blends in and dosn't scream garage like this garage does

That's crazy. I wad scraaping the internet around 6p today to see if any renderings existed yet, and didn't see anything.

It is a well produced render. But I do dislike how it includes no ground level retail.

As is, this will not survive design reviews. Not enough reference to and reverence for Quincy Market / Faneuil Hall The garage cladding looks cheap. I am forever suspicious of projects which are rendered at night-time.

All the bitching about Sephora, and Sephora is innocuous compared to this.

I like it, including the recladding of the garage. From the description, I don’t think the recladding will be done on the cheap at all, unless it is VEed to death. From the PNF:

The existing garage brick façade will be re-clad along its entire perimeter. The new garage façade will be composed of a combination of terra-cotta louvers and perforated metal panels, organized in a vertical grid pattern to reduce the scale of the existing garage facade. LED light strips will be embedded within the grid to illuminate the façade with ambient lighting (see Figure 5-3). The residential addition above the garage will be skinned throughout with glass, curtainwall facades. Subtle surface undulations will be included to add interest to the glass surfaces, and to allow for unit balconies (see Figure 5-4). The goal of the overall façade composition is to create a warm-colored building base that fits into the context of the historical neighborhood, and a contrasting sleek and prism-like top that becomes a recognizable addition to the Boston skyline

i gave it some thought some weeks ago very possibly on a walk on Malibu Bluffs.

They could go either way, w/ or w/o..... Thought of some concoction like 'copper ivy' with live Holly and the $1M's it would cost.... did copper ivy exist?

In the end nothing worked. It was 'best leave it as is.'


Not crazy about 'their redone garage' color choice, but what about a better mix of colors.

The rest of it. i dare say, 'like it a lot.'
