No garage.

By code? / guidelines?, one can no longer put utilities below grade in this area because it is in a potential flood zone.
 
I am so excited for this one. Contextual, modern, expressive, fine grained, human scaled, and an active ground floor to boot! I honestly think this is my favorite project going up in the city right now.
 
first floor is completed, second floor is being framed/braced (sorry no photos, computer issues)
 
That went up fast. This'll be looking nice by spring at this rate.
 
I was in Chicago for 3 days earlier in the month.

Now 4 weeks of Spring Tanning and getting out of hand in Baton Rouge and Nawlinzz.....
