Off-topic but do Whiskey Priest and the Beer Garden sit on top of any pending development?

I hope so. I like those places but would rather see them inside a development instead of as a standalone stripmall.

I don't know. The bars themselves are just meh IMO. The waterfront roofdecks and patios are the selling points.

But what are the realistic chances if some brand new condo tower/office building is built that they developers will want to retain these two bars "inside their development"? Chances are they would be converted to restaurants/retail spaces if they survived development at all.

The foot print on that property is pretty small, and there's no chance of combining it with another parcel in the short to medium term future now that Pier 4 has gone up. I think we're going to have those two around for a while.

Yea very true..especially since those bars aren't exactly quiet places. It's probably for the best to keep them like that

I've got a friend that knows Joe Cronin (owner) pretty well. I remember when Cronin bought the Chinese food place that became Whiskey Priest my friend made a comment that I'll paraphrase as, "He only wants to break even based on the purchase price. He knows the real value is in redevelopment after the Seaport has been built out."

So redevelopment is definitely in the plans but probably not anytime soon.

The roof deck of Atlantic Beer Garden was much nicer before the building next to it blocked the view of the city. Yes, there is still some water view but it has a claustrophobic feeling now with a giant wall soaring next to it.

The Whiskey Priest and ABG are built over the water, right, and not on terra firma?

I'd imagine that would limit their redevelopment potential somewhat.

I imagine something similar to Liberty Wharf is possible 2 floors retail with 2 floors of office above.

Recently took a broker open house tour of this place. Not bad, not mind blowing. The views of the Harbor were the highlight, for sure. Hopefully that condo building going in behind it doesn't totally destroy the views. We saw a 1BR/1Bath around 750-800 SqFt for $3,100 and 2BR/2Bath at $5,400. 5,400 for a two bedroom a month? Is that just rent $64,800 a year.
3,100 for a one bedroom a month? $37,200

Wonder what that includes? Electricity, Cable, Water/

That's what prices are these days. VanNess and the Veridian are asking similar prices.

I'm assuming these prices are not for the local Bostonians.

Are they selling as condos? Curious what is the asking price and how much would be the condo fees on top of that.

Overall if you make decent money $3,100 in rent isn't bad. I guess.

The interiors look cheap relative to the asking rents. 5-6 years ago I rented units from owners in some of the condo buildings that went up in the run up to 2007 by Broadway Station. Macallen, CSP. Those units are far, far nicer inside. I get that these are rentals and so perhaps not condo quality. But for the prices they look lousy. +$5K to live in a unit with carpeting? Get real.

Before I get sniped for writing like a snot, I only mean to say the interiors look very cheap relative to the rent. I would guess the Avalon Exeter is nicer and in the same unit rent range.

Yes, these are apartments, not for sale. I think the price is steep but doable (if they do the 2 months free, etc.)

We pay $3,000 for our one-bedroom but it has a "study" which helps (no closet, but windows). We don't have a concierge and not much of a fitness center. We have a view of the Convention Center. So, comparing us to Pier 4, it's higher priced but better location (IMO) and similar-quality.

In our building, not only are we paying for heat and hot water, but for water itself. Yes. Boston Water & Sewer. The units are individually metered so it's legal. (Condo conversion, anyone?)

Yup. That's basically what my apartment right now looks like (minus the views) and I'm not paying anywhere near those numbers.

It's not only the views, but the 10-15 minute walk to the Financial District that is inflating the rent.

But whoever said "that's what prices are these days" is right. In Fenway (no views, no walking to Financial District) 1brs are in the $3000 range for a new building. Even the dumpy college units are $1800-2200 for a 1br.
