Some of the renders show a Blick logo on the first floor of the new cinema area. I think they're expecting it to almost stay in place.

It would have to move somewhere during construction, though. That entire section from the movie theater to Fullerton Street is going to be demolished.

I am always amazed by the latitude BPDA gives developers to modify/amend plans, including changes to totally different uses.

Indeed. It would seem reasonable if they kept the same building heights and footprints and shuffled around the uses, but this change is nothing like what was approved.

But don't these changes need to be re-approved by the BPDA? It's not like they got one thing approved but will build another. This will need to be approved too.

Amending an existing plan must buy the developer something of a leg up (not sure what), because lots of developers do it. If everything is a do-over, why not just file a new plan?

Because not everything is a do-over. Even though the use and massing have changed, plenty of other aspects of the plan overall (e.g., the approval to redevelop that site to a certain scale, incorporated into the footprint of the existing garage) have not.

There were some rumblings of a food hall coming to this property a while back, but now it's official: Time Out has signed a lease for a food hall in the Landmark Center.

Some of the key points:

- Roughly 21,500 sqft of indoor retail space plus 3,700 sqft of outdoor seating (unclear if this is just the new park out front or something different)
- There will sixteen food stalls, two bars, a cooking academy and a retail shop
- Construction on renovations has already started
- Expected to open in first half of 2019

I'm really excited to see this open. Food courts are already hugely popular in cities such as NYC and London, so I'm glad to see them getting traction in Boston.

It'd be better if the food stalls were all rented out to independent businesses rather than everything being run by one large company. But I'm still looking forward to this opening; more food options are never a bad thing.

Too bad that it'll take a year-and-a-half to fit this out...

I like this idea much better. Otherwise, you'd just get another food court filled with Bon Me, CNRG, Clover and the likes.

I can't read the Boston Globe so I'm not sure what it says in there, but the article I linked said that Time Out would be sub-leasing the individual food stalls for a share of their revenue.

That would mean Time Out would be in charge of all the logistics while the sub-tenants just have to worry about food. IMO that's better because then the chefs/owners can focus on cooking good food rather than managing a property.

The bars, however, will be entirely run by Time Out.

Wow...this is great. I recently traveled to Lisbon, where there's a huge TimeOut market....I didn't realize they were expanding to other cities.

The Lisbon one, which I believe was the inaugural one, is fantastic. Locally-owned restaurants compete for stalls. TripAdvisor #13 / 435 things to do in Lisbon.

Ah, yes, from the press release you linked:

Time Out Market will provide tenants with the facilities, equipment and support services in exchange for a share of revenue, while bars will be directly managed by the Time Out Market team.

The Globe blurb made it sound like everything would be managed by Time Out.

Good. I much prefer the independent tenant set up.

Yeah, food halls are all the rage right now and usually follow the model you're suggesting. This seems pretty bland comparatively, but hell, it's still a nice space and will be pleasant as long as the food is good.

Ref. the Lisbon photo above. Tons of people for sure, but enormous/long wooden tables throughout. Assuming you don't mind having neighbors, seating was reasonably available.

Based on the cropped render of the Boston application, it looks like they are continuing with the long/communal table concept. Actually the branding/signage looks the same as Lisbon too, so my guess is that it will be equipped/configured the same in general.
