I saw this in Germany and I think it could, theoretically, work here: take out a couple parking spaces and plant trees in small sidewalk bulgeouts where the parking used to be. The sidewalk on Mass Ave is already dangerously narrow so this could be a way to humanize the thoroughfare.

Kind of bizarre that they chose not to match the cornice height of the neighbor to the south.

I kind of prefer it that way. Breaks up the street wall properly by giving each building it's boundaries. Much like our famous fort point buildings. All very similar height wise, but little changes at the tops separate them nicely.

I must say I missed this entire thread till now, but really think the newer rendering is miles ahead of the original.

The system working for a change???

The cornice heights differ at either end of the lot, so the height of the new building's cornice is a reasonable compromise that eases the transition between them.

...beacause we all know matching (or transitioning between) cornice heights is one way to shut up NIMBYs.

Change in cornice height provides a step-down to the contiguous shorter set of buildings. I love the new design; such an improvement over the weird (for that location) fenestration of the previous.

Yeah, I walk by every day. There was no steel one day, then there were steel posts the next day and then they had steel up to the second floor the day after that. It will be up in no time. On another note, excavation has begun on phase II of the Modern (257 Northampton). I live in phase 1. I'll try to get and post pics from the roofdeck.

The South End has had some of the best infill projects over the last 10 years, and this one in another one of that ilk. Nothing that steals the show, but good stuff nonetheless.

Seeing this rise makes me wonder how this lot sat vacant for so long.
