While I don't disagree with much of it... just want to note.

If everything is the same height.... we complain about the plateau, and say variation is better.

If everything varies...... we think it should all be built to the FAA max (and create a plateau.)

Make up yo minds!!.

We know why Ink Block started small. But, being that it was approved up to 200, the latter buildings should be taller. Then we'd have our variety and more units too.

With Troy next door, the precedent has been set for a while.

The Harrison-Albany Corridor zoning specifically calls for a higher spine along Albany Street to provide a buffer from the highway. This proposal makes perfect sense.
 
We probably need a co-living (coliving) thread all its own: whom they serve, where they should be located. But for now, what do people think are the prospects of this building?

Having to share public bathrooms, showers, living spaces, just doesn't do it for me especially if its commanding extremely high prices. Does anyone know the floor layout? Its described as being dorm-like so Id like to see how much is shared. Whether you just have a bed in a room or you do get a little kitchen and shower or if that would just make it a studio.

The Zoning Board of Appeal gave this final approval today over the objection of Ink Block NIMBYs.

Does anyone know what the NIMBY opposition was about, generally? Would micro units bring down values in the area? Perceived demographic concerns? I'm genuinely curious why there would be NIMBY objection to this. I mean, the Pine St. Inn is a block away.

They objected that the building is too tall, too dense, and does not have any parking.

That's funny. If it's too tall and too dense - which I translate as concerns about congestion - shouldn't they be ecstatic that there is no parking?

I can see demographic "concerns" being that you're paying $4-5K for a studio in a city where catering to students tend to overrun the concerns of working adults. You tend to think the worst, even if it's potentially unfounded. It is being treated as a dorm, even though it's not. People also don't want to work 50-70 hours a week and then have to step over vomit on their doorstep, while walking their pugs. They accepted Pine Street as part of the area before moving in, but that's the threshold for chaos.

Lots inter-generational drama in Seattle housing right now; 9-5'ers with young families who can't afford a house or condo, stuck in apartments and mixing with younger set who 'omg..I just graduated, and I'm so awesome because everyone tells me I am, and now I'm living in the city making mad money as an entrepreneurial influencer.. omg..omg...get my avocados and lets party, bitch!', all while an army of homeless roams the streets. "There goes the neighborhood" now means a 23 year old hipster making $150K a year and only cares about a curated life on Insta, is your new neighbor.

Feel bad? Theyre straight down in front of or beside the tower. Youd have to press your face up to the glass and look down to see the pike, and for 93 its still going to be at the bottom of the view if visible. Instead theyre going to have an elevated view of downtown, southie, or the back bay and its gonna be badass. Being up in the higher floors and looking down at cars going by can actually be relaxing... when theyre small and you cant hear them. I think the views are going to be pretty damn good. Now the ac hotel next door probably not so much.

Yes, and the Albany Street side has always been designated for height/density.

The NIMBYs are basically being stupid, uninformed, a$$holes.

I do wonder what the HVAC is like in those buildings. Do they have extra air filtering?

I started ripping all the renders and it ended up being 27 of them so I was like yea... Im not ripping, cropping, uploading, hosting, then copying and pasting all 27 of these links for these renders that dont even show anything that great and on top of it postimg hosts out of order so then you have to try to reorganize all of them...so yea f that. So anyways heres the link for the project pnf instead so if anyone does care theyre all in there. Theres nothing earth shattering the big ones have been posted before, its mostly floor plans and the site.
