I hear what you’re saying King Vibe. I recently lived in a brand new 4 story stick built apartment building. You could hear every noise in that structure. The noises above and below were extremely annoying. I have often wondered why we can’t build with concrete like they do in Florida.

Good points, but aiming to emulate Florida of all places is a hard no.

The Zoning Board of Appeal today approved plans for a row of five townhouses at 143 Tremont St., just one door down from the Newton line in Brighton's Oak Square neighborhood.
Builder Patrick McKenna's plans call for nine parking spaces, one under each of the three-bedroom units and four more in a lot at the end of building on the narrow, 11,230-square-foot lot.
McKenna's attorney, Michael Ross, told the board the building would be similar to another townhouse building right next door.
Each of the units would be roughly 2,000 square feet.
Nobody spoke in opposition.

Not very attractive in the render, but maybe the final build won’t look as odd.

Because we lack vision, both as a firm as well as in our broader contemporary culture, we have submitted a proposal consisting of an obviously fake older building, fronting and not really hiding a much larger, ugly blob that sneaks the height up in the time-honored setbacks for additional floors which are so hallowed in this openminded and forward thinking city.
 
I would rather that than just being a paneled facade which is probably the likely alternative.

“The Zoning Board of Appeal today approved plans by two developers to replace 1.3 acres of weeds and mostly invasive trees with a 70-unit condo project rising four to six stories at 75 Tremont St. in Brighton's Oak Square neighborhood.
Unusual for any development in Boston, the plans by Saracen Properties and Mainsail Management call for 60% of the steeply sloped site to remain as open space. Their attorney, Joe Hanley, said crews will remove all the weeds - which include garlic mustard and Japanese knotweed - and invasive trees and ensure the project is handed over to it condo trust with 220 trees, including both 70 native trees that will be protected during constructed and 150 additional native trees.
The proposal, approved by the BPDA in March, also includes 70 parking spaces, a new Bluebikes station, a wider sidewalk and a new crosswalk across Tremont Street. Some 12 of the units will be sold as affordable.
The developers will buy the land from the Archdiocese of Boston, which formerly owned it as part of its Presentation Church property along Washington Street up the hill.”

The building design will include stepbacks to preserve view corridors, and tenant amenity terraces on upper floors, according to a notification letter submitted to the Boston Planning & Development Agency by attorney Darren Baird of Goulston & Storrs on behalf of IQHQ….”
