Also, I just looked over this picture from a couple weeks ago and noticed that the building second from left looked odd -- it was a 1950s apartment building that got made over in I'm guessing the last half year or so?

And according to the below graphic that means 5 out of 6 buildings in the picture are either new or recently renovated within the last year, or about to be renovated. Yay progress!

When developer Babak Veyssi originally proposed demolishing the 1910 Queen Anne at 10 Parsons Street, he met with community opposition. So, instead of fighting it, he has decided to incorporate the house into his plans for a four-part complex of 60 residential units, 10,000 square feet of ground-floor retail and 106 parking spaces near the intersection of Parsons and Washington streets. Ten Parsons, which is not designated as historic (read how that happens right here), will be refurbished by Veyssi as a single-family residence.

I would seriously consider moving to one of these new buildings... Does this area of Allston tend to be overly loud and obnoxiously collegiate?
 
A bit, yes. The Joshua Tree is on the same block. But maybe that will change...

There are a bunch of condos already adjacent to this development and I've met some of the residents who have been living there for decades. There's noise, but I guess not enough to drive them out.

I'm living at Redstone Court (85 Brainerd Road). The only loud noises I've heard were the demolition of 75 Brainerd Road next door (between my building and Element) to stage construction for Edge and clear the way for the final phase of the Allston Green District.

Honestly, my unit faces Brainerd Rd. and it's a very quiet street. Yeah, Joshua Tree's around the corner but most of its patrons stay along Comm Ave. I use to live on St. Botolph St. in the Back Bay (still my favorite street in Boston), and would say that noise-wise they're very comparable.
 
I'll second what dshoot says -- that particular stretch of Brainerd is quite calm and collected. dshoot's Redstone Court and the Vicomte at 59 Brainerd have been there for at least a couple decades and have helped keep the riff raff at tolerable levels. Also, Brookline is literally right around the corner, and a fair percentage of foot traffic are families and older folks making their way to the pocket neighborhood around Columbia Street.

Also, I'm in the market to move this September and this area is damn near the top of my list.

There's been some commendable new construction in the green district, even a couple that approach stylish. If they all had even just one more floor though that would have been dozens more units. Should have happened.

And here's the makeover of Brighton Common (yes, Brighton has a Common). The park itself is a small triangular space that rises at its tip. Up there they placed a little plaza and some benches, while the bulk of the park has been given over to a nifty little stage and grassy sloped area:

Oh god, it looks like a parking garage. I was hoping the glazing was going to add up to give this some kind of verticality, but it looks like they plopped a completely different design on top of the pink monster.
