Allston-Brighton Infill and Small Developments

A great infill project in Brighton Center. Dighton Gardens. So much opposition overridden; good.

Artists to tear down their tiny Brighton studio and replace it with a six-unit residential building with more artist space

“The Zoning Board of Appeal yesterday approved plans by two artists to replace their small cinderblock garage turned studio at 171 Corey Rd., near Washington Street in Brighton, into a five-story building with two floors of artist space and three floors with a total of six residential units.

Nicholas Corsano and Nathaniel Hansen's proposal, also calls for a publicly accessible garden in the rear space. The front would have two parking spaces for use by visitors by day and residents by night. The roof would be topped with solar panels.

Under their plans, the first two floors would be artist studio and gallery space; the remaining floors would have residential units - aimed at artists.

"Their dream was to make this somewhere that artists could live and work and could contribute to a robust artist community," their attorney, Cameron Merrill, told the board.

At the request of the BPDA, architect Rafi Segal included a setback on the fourth and fifth floors to match the new Brookliner luxury-apartment building at Corey and Washington. Segal said this and smaller, lower setbacks, would allow for creation of a "green facade" featuring plantings.”

Fantastic. Has there ever been word about redeveloping the Star Market parking behind this?

Shame they didn't celebrate the rich history of the Blockbuster that used to be at this location.

I'm glad this was approved despite the optics they created. I never understood why they chose to highlight the angle that makes it tower over its abutter on all outreach documents when from the other angle it's only 1 story taller than the existing 100-year old apartment building.

249 Corey Rd. The original renderings had darker, brownish panels. These gray color panels are a bad color choice for a gray day in New England.
I hope the single family homes on the Brookline side of the property have a different architect/designer than this building..

Given the completely bricked up side, I'm betting they are showing they expect that only one story building not to be long for this world. My guess is that they sending a not too discreet message.

Looks like there was a teardown on the corner of Gardner and Linden--no idea what is going up here as I didn't see any signage. But the fencing sure isn't ADA-compliant!

Did someone just dump their mattress there?

Man I love these tear downs, slowly densifying 1 detached house at a time. We have a near unlimited stock of these 3 story detached houses and way too many of them so close to the core of the city. They are charming and a part of new england but in certain parts of the city they make up like 99% of the built environment, we could definitely use a more balanced ratio of building types. In many neighborhoods just knocking out a couple per street to add a building with ground floor retail would be a huge improvement.
