Alot of the places you mentioned are not very good, but I do like River Bar, Southern Kin, Totto Ramen, Fuji, Ernesto's and Burger Dive. So there are definitely some winners in the area when it comes to grub.

I will have to try those. One of my favorite restaurants is Capital Grille in Burlington. ----
Maybe I'll invite my friends off this site to help revisit the Outback: Kentxie, Stellarfun and Justin for some sweaty burgers paid in full by theRifleman.

You can't compare the Capital Grille to the Outback Steakhouse. It's 3x the price. What the Outback competes with is the Texas Roadhouse in Everett (my favorite chain restaurant).

So first off, I take back *everything* I said about the parking situation at Assembly. It is horrendous on a Saturday night at dinner time. Every single space (plus spaces that dont even exist) in front of the strip mall was full + all 3 garages in the active blocks. It doesn't help that 2 of the 3 garages in the blocks just end at a gate on level 3 for residents only with no area to turn around! The gridlock & 10-point turns I had to do in the garages were insane. I ended up having to park in the public area of the massive Partners garage a half mile away & that garage wasn't free! 2 hrs for $1, which is fine & appropriate. Of all the garages! I missed the reservation we had by 30 minutes trying to park.

Anyway this is being fixed. It looks like all of the garages in the blocks are about to switch to paid (they were designed as such). The ticket machines are actually on site now in place with boxes over them. The transition is imminent & should ease the situation a bit.

Why don't you do the righteous thing and take the super reliable and awesome Orange Line to Assembly Row? There's a stop right there! Why would you drive??

That garage was closed entirely to incoming traffic by means of cones. For some reason they didn't get the digital signage to say full.

Edited my OP though. Thanks for the clarification.
 
It will be interesting what happens when the new blocks open up, old garages become paid, and new garages come online. Will the hordes of people increase to capacity at key hours as they do now? Will it even out as space grows?
 
There is digital signage that says the # of spaces open but its not until you pull up the ramp. The have the green/red lights on each space to show what is open.

Board was blank. I've seen it say full before, just wasn't on Saturday. Just had tiny little orange cones (not traditional traffic cones), that you couldn't see until you were about to turn in, blocking the ramp at the sidewalk.

Not to mention, Assembly's system is one of the faultiest I've experienced. None of them are perfect, but last time I was there, a lot of occupied spaces had green lights. I'm not surprised it wasn't in operation when you went.
 
Hopefully charging for parking will entice more people to carpool. When it's free, it's easy to tell your group "ok everyone just meet there" and you end up having a car for every person.
 
Noticed a few closings over the past few months. Kenneth Cole, Pendelton (closes in 3 days), and Stride Rite that closed over the weekend. Definitely starting to see a weeding out of the outlets that are not doing so well. Wonder who will take their place.
 
It's been sitting like that well over a month, I think they're waiting for the connector park, or some adjacent businesses to get finished before they open

? That's not a soccer field in block 8 in that plan. That's a green roof.

That's not what a soccer field looks like anyway...
 
Green roof? Is that what that was? Is that still part of the plan?

As I read the renders, they've re-massed into one big tower along the east/Orange line rather than the green being between a north and south tower
