The only thing that hits a wrong note for me is the black box in the middle, which could use a cornice or something to balance out the heavy frames around those three big picture windows. Otherwise I'm really liking what I'm seeing.

I love the massing of this project ... but the materials and detailing are not helping. It is feeling like every other cheap box with the Luxury tag slapped on it. A real shame. They really should have looked at 314 on A as a guide. In my opinion of course.

I agree. I am also tired of the mishmash of different design elements. It's been done and it's been done better. This is not terrible but I'm tired of it.

Massing is absolutely spectacular here.

I think that the glass (half?) of the building is well done... wish they stuck with that design with the rest of it. Reminds me of a building I saw in Warsaw... can't remember the name of it.

Still... I love the smell of new streetwall in the morning..

Maybe with a setback at the current roof, you could tack more tower on. Like a mini Trump International.

Honestly though, I think it is fine as-is. The density created in this corridor will be plenty lively. If we could line every major street and boulevard in Boston with buildings like this one, I wouldn't need to see another high-rise ever.

Agreed about the density but something about this makes me want to see it stretched out.

Good (not great) as far as it goes. The size of the podium though promises a much taller tower than it delivers.

Wow, this has really come a long way! I've been watching on the live webcam for about 3 years, now - at my last job, I swapped between the construction cam for this and WTC on a spare monitor as my 'window' since I worked on the 8th floor of 33 Arch with a window facing directly into 31 Milk.

What're they doing right now with the sidewalk in front of the office portion? Is that waterproofing for the garage below or something? I don't recall seeing that being done for the residential side...or maybe I wasn't tuned in when they were doing it.

I walked by today and they are filling the sidewalk with soil - presumably these are tree pits for future street trees. In your photo you can see the brown section at the left of the sidewalk where the soil is already spread.

I don't think I've ever been this excited to see the inside of a Target. I've been to 'urban' K-Marts in Manhattan like the one at Penn Station, but they're not really anything special. The only Target that I know of in Manhattan is in an inappropriately-placed suburban-style mall up on 116th in East Harlem that is more suited to the fringes of Queens or Brooklyn; to that end I don't think it has any special branding.

I'm interested to see how CityTarget will use the space inside since apparently we'll be the first on the east coast to have one.

The City Target in Chicago is awesome - complete historical renovation and great pedestrian access. It really works well:

Yes - although I knew it as the Sullivan Center when I worked above the Target in the gallery space up there. Beautiful full-height showroom windows!

I really like the red and grey wing. Something about it just works for me.

Target is based in downtown Minneapolis, with a store on the ground floor and offices above. They know better than most big box chains how to make their urban stores feel like they belong in the neighborhood.

It's a lot darker than I was expecting, but I do like it. However the materials quality is pretty ehhh.
