I pretty much disagree with all of these except perhaps for the first part of your 3rd point. I get really nervous about these mega projects supposedly to be built in several phases over the better part of a decade if not more. So much can and does happen in such a long period. Can anyone think of a successful development built in Boston in the last 2 decades or so that spanned 5 or more years and was built in multiple phases?

I am not taking sides on this one as it is a complex situation I won't pretend to fully be capable of evaluating...but I do want to point out that this project is different in some key ways.

The developer already owns and operates a revenue-generating garage, AND, has developed approved plans to take apart the garage in phases while leaving the rest of it operating to generate income. So we are not going to be stuck with a Vornado hole-in-the-ground situation no matter what happens. If indeed there is a mega project built to withstand uncertainties of the market, it's this one. My understanding is that the garage ramp system the've installed ahead of the residential tower is also compatible with the demolition required for the One Congress office tower...so they have invested heavily in advance of the office tower rising. Yet they can finetune the timing of the office tower with a greater degree of precision than most developers can on projects of this scale. They also got the whole thing approved in advance (which has a 10-year endurance), so regulatory hold-ups are not in their way for a long time.

All I am trying to say is that if there's a mega-project built to withstand market ups/downs it's this one. But HYM is not being passive about it...cursory web searches reveal that they are marketing the One Congress office tower very aggressively - this is not a back-burner investment for them...they want this thing leased asap.
 
Why would any tenant be willing to sign a lease dealing with 5-10 years of ongoing construction development to the building without paying a huge discount for the lease. If I'm a tenant and paying top dollar I'm not going to want to deal with ongoing construction in the building for additional 5 years on my timeline on the lease. I would rather lease someone else.

Didn't north point get bought out by magic Johnson group because of a possibly bankruptcy looming?
 
They have created a new exit from the garage on the western side of the project and changed the north entrance into the garage. I think this allows them to demo the exit on the SW corner of the garage where the residence tower will go.

The next part of Bulfinch Crossing is the 43-story office building, which may start sometime within the next 24 months, O’Brien notes. “On that schedule, this will be delivered sometime in late 2021 or 2022,” he says. “The remaining buildings have varied timelines for construction and completion.”

regarding the government center parking garage, at the end of all the construction (all phases), what sections of the garage will remain, if any?

The middle portion of the garage will largely remain on the interior. There were thoughts that they could extend the residential hallway/units from Phase 1 down the entire exterior to provide more housing and a better facade.

Their Instagram account is pretty consistent with posting construction photos.
 
If there's ever been a "can't miss" spec tower ouside of New York or Los Angeles, this is it. As the tower rises it will quickly gain status as Boston's premier office address.

Jesus: finish gutting the garage and start digging.
 
And just for old times sake heres the classic harbor view that is going to transform our skyline completely. Not to mention SST, 111 Fed, Causeway towers, should be up around the same time as these.

Yes--you can have too many renders. I've noticed you like to do this on numerous threads: reposting and sharing images we've seen already, often unprovoked and even sometimes when they're just one or two pages back.

Just because a development is quoted in the news or has a milestone like a building approval or groundbreaking doesn't mean you need to share a greatest hits of every image ever posted on the development's thread. Many of us share your excitement for proposed, approved, and u/c developments across Boston; however, I think it's more meaningful for the forum if we exercise patience with our posts and aim to share new content when appropriate.
 
You know it's bad when Derrick (one who contributes much levity on the forum) is left with no choice but to admonish a fellow member and zealot that Boston will strike the right balance between historic and cultural icon, and dense, vertical, superpower.

I ripped the screens from the video and then said f it and threw up the greatest hits lol. Sometimes I go off unprovoked and post too much. I realize this. Most of the time I just post new renders that haven't been seen yet but lately when its slow if I post a couple new ones Ill throw a bunch of older ones in there too. Ill chill out and go back to where I just post the new renders when they come out. Some times on a slow night I say f it and post some because pics let people get what they want from them without any opinions attached. As you can tell I like renders lol and they tend to get lost throughout threads and spread across multiple pages so every once in a while I like to consolidate them into one page, but that didn't need to be done here. But ill relax on re-posting and go back to my niche of posting new renders when I come across them which besides a couple threads is what I have mostly been doing besides tonight and a couple other times within the last week. I believe I was the one who originally posted almost all of these, but yes most of them have been posted before. My apologies no harm meant.
 
Stick, everyone here has their own likes and dislikes about postings. We're all guilty of at times going off track, adding personal anecdotes, etc. but it's what makes this forum so interesting, and yes, at times, so frustrating, but in the end, it's an informative, interesting forum. Frankly, I appreciate the updates and renders and share your enthusiasm of these major projects like Bulfinch Crossing, everything going on in the Seaport (especially now the M parcels and Pier 4), the Garden development, the The Four Seasons, the Cambridge projects, just to name a few. Amazing stuff going on in town. Having lived through many years of static nothingness going on in Boston, I can't get enough of it now.
