Bulfinch Crossing | Congress Street Garage | West End

Re: Congress Street Garage Development | West End

Nope just a poor quality picture the office tower is the latest version and that is the basic silhouette of the residential high rise. It might have been before the last few design decisions were made but that shows the current plans basic shapes at the very least against the skyline. It even includes the setback on the residential tower.

Where did you find that image? I haven't seen it before.

I have no idea what this means but I see steel.....thats all I need to know.

Re: Congress Street Garage Development | West End

I picked up a Zipcar from here last Thursday afternoon and there seemed to be a lot of detours and temporary barriers. I assume they're bracing the garage so they can do further reconfiguration of ramps and internal layout.

Is there a phased construction plan for this out there?

Re: Congress Street Garage Development | West End

The Zipcar MINI in there is practically my second car. I love that thing.

Re: Congress Street Garage Development | West End

I found another rendering that shows a close up of the facade on the office tower and it appears there will be a white metallic grid somewhat reminiscent of the Salesforce Tower facade. I couldn't find a way to post the picture but here is a link to the page where it can be seen. You may need to scroll through the slideshow some.

Looks great.

Was walking down that stretch of Greenway at lunch. Would love tall-boy redevelopment of Dock Square garage and that disgusting lot across the G-way in the North End. How and why does that parking lot still exist?

Re: Congress Street Garage Development | West End

+1 I would love to see that too and I think it is a possibility in the next cycle if this one starts to wind down.

FortPointGuy -- the lot across the Greenway is municipal parking -- specifically for Police employees

Those kinds of lots have immense inertia -- you really have to push to get one of those to move -- even worse than the inertia of the USPS

Re: Congress Street Garage Development | West End

Well, between Dock Square, the surface lot, and the ramp spaghetti, it's no surprise you're looking at the hands-down Worst Greenway Parcel™ - which is a shame, because a) it's visible and a stone-throw from Quincy Market, and b) really makes the North End parks feel far away

It's literally the worst. Ruins any kind of flow the Greenway has before the North End. Why don't they sell it and put those space underground?!?

A little recycling from yesteryear, when I 60% angrier, and 40% less cynical...

Quoted only because these are questions we should all be asking during the current and all future development cycles:

When it became apparent that MassHort wasn't in a position to develop their site (a person with a casual knowledge of non-profit finance could have figured this out several years ago, an audit would have at the time the site was awarded), why wasn't the parcel pulled and assigned to another developer? How about a requirement for financing (or a reality based plan) before the parcels are assigned to any developer, commercial or non-profit.

Were public/private or commercial/non-profit partnerships considered to build on the ramp-sites along the Greenway? Consider that these sites present the greatest engineering challenges and, therefor, highest costs to develop. All have been offered up to non-profits, only one of which is well established (the Y). Does anyone really believe that Safdie's absurd Viking ship is ever going to be built? The Y can only afford to put a few weight benches under a tent and call it a day. The New Center has the money and the will to get its project done; a shame they didn't hire a better architect.

Re: Congress Street Garage Development | West End

If anything is ever goign to be built, the ramps are going to have to spread out from the tunnel footprint to give some room to work and to create space for curb access and building cores. 1/2 dry land 1/2 air rights is feasible; 100% air rights is engineering crazy and crazye expensive.

What would have to be true: Realign the dock square ramps, and the surface roads, to make use of the part of the footprint of the dock square garage and the municipal lot. Then just build on a level deck with plenty of breathing room, like in the bullfinch triangle.

Otherwise, its highway ramps 4eva.
