An underrated advantage of this project (which is wonderful, overall), is that it visually foregrounds this building. It really is quite beautiful, but it kind of got visually lost when it was just the facade of an ugly, boring landscaper. @DigitalSciGuy's first pic really shows this--I'd never seen the building look so good.
 
Yeah, that struck me, too. I had forgotten in the renderings that the plan was actually to tear down part of the warehouse portion of the structure and build a courtyard behind the head house. The two structures will still be contiguous on the other side to the eastern face, but I agree that this really showcases the amazing architecture of the head house.

In particular, I'm really looking forward to the head house on the Seaport Boulevard level to feel a lot less hostile to pedestrians with BOH activities moved to the east side of the pier instead of being interlaced with the retail space on Seaport Boulevard.

I once went in for the 2011 TEDxBoston conference where you came in from the upper level. I had never realized what was actually up there. Despite the rich architecture, it felt like I was about to walk into an abandoned upscale hotel, especially since it had a carport that went right up to the event space in the middle, lined with offices that had their shades down. I'm really excited to see these improvements to the head house!

Yeah I was surprised by the total gut-job when I biked by here the other week. You sure do miss a lot during a COVID-Winter!

I also had no idea it was going to be a total gut job when the contraction first started. I didn't think it necessarily needed the whole nine, but no complaints here on the changes. Perhaps I am just more surprised that for such drastic changes, there didn't appear to be much discussion or varying opinions on the proposed changes, especially on a site that I think is at least somewhat significant. This seemed very under the radar to me, unless I was just completely out of the loop.
 
Going off the rest of the Harborwalk I'd have to think this plaza will be a popular place to hang out. It looks a bit sparse but I'm hoping the final design activates the space well.

They've rendered everything pretty and vibrant with people. But I do worry a little that there's only a strong visual connection between Seaport Blvd and the larger public space, and not a strong physical one beyond the more narrow walk along the side of the building (and a ground level passway through the middle thankfully). That little stretch seems forgotten. I would've imagined they'd erode the lower front corner of the existing building.

Isn't there a building missing from this view (St. Regis Residences)? At least the open stretch of HarborWalk between Commonwealth Pier and 150 Seaport is not that large.

^^ That plus apparently the pleasure cruise berths have been shifted back by a good 500 feet.
 
You know, I think this question has been asked before, but why don't they just tear that ugly worn out & tired decrepit ugly old building down and just put a ultra-modern skyscraper there. I think that we are the only city that has a World Trade Center without a tall skyscraper there to grace the sky. Seems so ridiculous & sad!! :(
