Echelon Seaport | 133-135 Seaport Blvd | Seaport

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

You think this development will break records for the number of tower cranes used for a single project in the city?

It's certainly breaking some records for construction costs: $0.9 billion !!

It's currently the costliest development in greater Boston with the exception of Wynn casino (@ $1.3b)

For comparison: One Dalton is $0.5b

How come I don't see the Congress Street Garage development on that list? That entire project has to be north of $500,000,000 and close to a billion if not over.

My guess would be that the funds for that aren't all committed yet. Bulfinch Crossing is phased. And as we know, the later phases of that are not certain.

I am guessing that for items to be on this list, they would be fully committed w/ financing in-hand, etc.

By this theory, we can maybe infer that Echelon is being built as the whole shebang without phase breaks.

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

Yeah, all of those projects have actually pulled permits and started construction (they're probably basing off building permit data?)

Bulfinch Crossing, in all, is pegged to cost $2B. But it's very phased. And so far all they've really done is get the garage in shape. I wonder if they've actually pulled a permit for vertical construction of the first apartment tower? Because even that one building should show up somewhere on that list.

Winthrop Square is also planned to be $1B or so. As is Chiofaro and, I think, South Station Tower.

If you don't include the Wynn Casino (Everett) which currently has 6 tower cranes.

That fist picture is amazing. Wall to wall with new construction. You couldn't even tell it is Boston if you didn't know better (aside from the highway sign that says, "Boston").

I was tempted to photoshop Orlando onto that sign.

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

Is that a good thing?

Beats the hell out of the parking lot wasteland that was there previously. Given that Boston is, first and foremost, a historic city, there's no way to develop the "Boston look" from scratch in 2017.

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

And im just gonna check back in here to remind everyone that all those wonderful Boston places you so adore along with the rest of the world are STILL THERE. No drunken bulldozer thru the west end it was all parking lots. Its also still early along in the process but its not like Boston is the only city to ever throw a brick down but still many cities have distinct brick and brownstone neighborhoods that are nothing like ours. Hell even Bostons own "historic" neighborhoods are completely different from eachother with the same materials. The waterfront is going to make sure this is never a Washington DC and downtown looming over it will make sure its never an office park. The key to this place is going to be just walking along at street level, not looking at it from a distance. Its going to be fine.

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

For the record, I absolutely love what is going on in the Seaport, all the nitpicking aside about pre-cast panels, stubby buildings, what-if the FAA didn't restrict height, etc. Very few cities in the US are turning what was a wasteland into an entirely new neighborhood.

In the bottom photo you'll notice they've already put up some concrete ... the garage or what? It seems weird to me.

John, what do you mean, "put up some concrete"?

They've poured the slurry walls around the foundation of the building and are now digging out all the dirt.

Very few cities in the US are turning what was a wasteland into an entirely new neighborhood.

I was intrigued by this comment.

Can be argued that Boston has been doing this - turning wastelands into new neighborhoods - since the beginning, almost continuously.

Not just the Back Bay of course - as well all know, this also applies to everything from the residential side of Beacon Hill (made possible in part by cutting the top off the Trimountain and filling in the Flat), to MIT & Columbia Point.

And most have gone through an evolution - from water and wilderness to millponds, railyards, and eventually neighborhoods .. which themselves renovate continuously among grand residential / commercial / warehouse / apartment and back again.

So it's reassuring to me at least to consider that what we're looking at here is in fact VERY Boston. (And there probably will come a day when at least some these big commercial ice cubes are re-purposed as residential lofts...or as warehouses... and when the ground-floor Pinkberry retail space becomes a ground-level apartment)

But we also need to acknowledge that Columbia Point ain't Beacon Hill. And this all could in fact have been built out, at least in part, with a finer texture and more accessible scale, even if with modern materials & methods.

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

I realized while writing it I was making no sense lol.

In the bottom photo, in the middle, there is a row of concrete with what look to be windows cut out from it. More of the foundation? Part of the parking garage?

Re: Seaport Parcels M1-M2 | Seaport Sq. | Seaport

I believe that is the wall of the silver line tunnel running through the site.
