Has anybody done an actual study on the amount of degenerates that surround the areas around Everett?

The traffic study is a sham. Useless: They should be working on the infrastruture now. I have not heard any real money going into Infrastructure. How much did Wynn claim he was going to spend on infrastructure 30 Million.
30 million today is maybe fixing a rotary or two. Doesn't pay for shit.
The Traffic scenario is the only real problem I see for the Casino to be developed here besides a bunch of Everett degenerates probably losing their houses they grew up in at the casino.

This should have happened to the SEAPORT before they started plopping box buildings down now they have no real strong infrastructure to keep the flow of traffic or foot traffic efficient.

Seaport is only getting worse in traffic. How do you think this pans out for the surrounding areas trying to get into Boston on 93 or Somerville, Medford, Everett, Malden, Revere, Chelsea.

As a Taxpaying citizen I would like to see our officials work on things like relieving traffic congestion for Boston.

That is the point really. This location is a couple lights from a major interstate and if they build a footbridge then just a couple hundred feet from the Orange line and at worst a shuttle bus away from Sullivan Square. Transportation-wise there is no better location.

Plenty of ways to improve transportation without blocking development. And in the meantime people adapt.

Those few blocks are representative of what "mixed use" should absolutely never mean. It is the reason you have exclusive use zoning with buffers in between.

Hopefully Wynn buys out the whole "neighborhood" and either excludes residential or does good mixed use redevelopment with a proper buffer to the industrial areas.

I know not everyone gets to live in nice places, but this neighborhood needs a serious redo.

I just hope nobody is raising a family in the residential tucked between the limousine lot, a junkyard and a block away from a tank farm with very little in the way of any perceivable place for kids to play anywhere close by.

That little neighborhood may not be Back Bay, but it's far from a slum. My guess is that those homes are spared relics of a larger neighborhood that had been mostly "urban renewed" out of existence.

Not really. Historic Aerials has a photo from 1938 that shows that even then the neighborhood was wedged between gas/chem works on the east and transit stuff (including https://en.wikipedia.org/wiki/Everett_(MBTA_station)) on the west.

This map from 1852 suggests it is more like there was this little ancient bit of "real" land surrounded by marsh or farmland that got landfilled all around and industrial on top of that.

Arlington -- Exactly -- most of the urban and inner suburban cities / town in Metro Boston were places of both industry and residence. Even a place generally considered to have been leafy and nearly rural such as the common misimpression of Lexington circa 1940 had industry -- and oftern the people who worked at the factory lived "cheek by jowel" with the boss living up the hill

In 1905 the Lexington Gear Works property at 31 Fletcher Avenue was sold to the Jefferson Union Company, makers of pipe fittings. The original building was greatly expanded over the years and a storehouse was built. The property remained in active industrial use until 2005 and has since been converted into residential condominiums.

It is quite possible that Muzzey and Fletcher were anticipating the income opportunity of providing housing for the workers at the Lexington Gear Works (31 Fletcher Avenue) which George Grant opened in 1887. On April 1, 1887 the local newspaper observed that "Mr. C.G. Fletcher is planning to build three small houses to be rented at moderate prices…located on the street opened by Mr. Fletcher off Main Street, just this side of Woburn St."

While it may not be a slum this area is extremely ugly. It's a great spot to put a casino. Hopefully Wynn can improve this neighborhood (hopefully not get rid of the Honda dealership there. I've bought a few cars from them).

"Slum" usually means overcrowded. Overcrowded isn't the issue. It would be better for the people living there if it were a slum so there were enough people to create some sense of community. But at this point there is more industrial than housing, so better to just move the housing.

What we have in those few blocks is a small number of houses stuck between light industrial and heavier industrial. It isn't a neighborhood in any sense of the word.

I think the Lower Broadway Master planning was on target in terms of re-focusing residential to the north and keeping that area to the Southeast as industrial only. Except for commercial infill along Broadway. And maybe now a secondary hotel or two might be justified. Someone really needs to step up with the investment to relocate those 10, 20 or so homes away from the industrial and improve the neighborhood North of Beacham with new housing and mixed use.

There certainly is now a real opportunity to move forward on a good portion of the rest of this plan.

i like Steve Wynn. Met him when i was 19. He's a conservative and a great voice of liberty and capitalism. This neighborhood can come into it's own on it's own or it could be the next office park, super Walmart or strip mall. i've never been a fan of casinos popping up outside of Vegas or Atlantic City. i drive through Vegas often and stopping that 1 time was more than enough. i guess this will bring a few folks from the city, North Shore, NH and Maine. But i think the last thing a neighborhood within 45 miles of Boston needs is a casino. i wish it wasn't being built. i rate it as a net negative for Greater Boston. i'm kind of no fun about casinos. That is all.

The amount of outside money in Boston should help this thing not take predominantly from the local economy. Tourist and more importantly foreign business money will find it's way into a true destination casino.

The other MA casinos (which I am not against), will not have the outside money coming in however. The Wynn absolutely should.

Seamus -- if the employment projections are on target -- Wynn Boston Harbor will overnight become the largest employer in Everett -- it will be the 'Employment District"

It will also attract a lot of non-gambling users who want the high style and Vegas Pizzaz as part of a wedding or anniversary, etc.
