That area in the picture is set further back from where the tower is going to be. Just the back corner of the complex. Not even sure this reaches yet to where the main gaming areas are going to be. ... 3 million square feet is around the total square footage of the project.

Sad to hear, but it makes sense that they pull the plug early and re-purpose the space before they have a bunch of empty storefronts.

Convention/restaurant space will be going in its place. Restaurants employ more people - Wynn says 4500 for whole casino.

There needs to be a connection to Assembly Square... footbridge, at minimum.

They are currently building an addition so they can expand the retail at Wynn Las Vegas. Maybe it will come later if demand is there.

I think its more of a DCR/MBTA issue. The land right by the water on the Somerville side is mostly controlled by the MBTA and DCR

There needs to be a connection to Assembly Square... footbridge, at minimum.

I doubt a footbridge will happen, at least anytime soon. Though, I can picture an interim ferry service, since they are already planning to run one from Everett to the Financial District and other potential points.

I doubt there will ever be a need for it. It seems like each week, there is another announcement of retailers shuttering their stores. The casino's status as a destination may shelter it from this but if they ever consider adding retail here, it would probably be their best interest to woo retails who's main service is experience based such as restaurants, fitness centers, personal care services, and uh....hmmmm.

Yes. Retailers are closing at a rapid pace---But one thing about real estate--Location, Location, Location. I believe there will be a demand for the retailers especially if they can use WYNN casino points to buy products from the retailers. I think WYNN is more focused on the nightlife and keeping the vibe gambling loungie, along with great cuisine across the board. (Celebrity style)

WYNN development will evolve overtime but I believe this is going to be a huge success for WYNN & Investors in the end. And the weekend action will now be focused on Everett Casino nightlife not Boston nightlife.

There will be demand for certain retailers but WYNN sees the build up at Assembly Row right now ---just keep the focus on the restaurants right now then change it overtime.

I'm curious what the regulations concerning last call will be in Everett? ALL NIGHT or 1 o'clock

Uhhh, everything you mentioned above is essentially what I said, i.e. experience based retails should be the one that are wooed and that Wynn, being a destination spot, may shelter it from the headwind in the retail industry. Since we are agreeing on the same thing, are you saying that you don't have a clue about business either?

I agree with Wynn's approach, as well as the comments mentioned here. This is essentially a mixed-use development - play, eat, sleep ... shopping opportunities will gradually increase. Wynn is just playing his cards close to his chest, pun intended, until the market reveals itself, and after the hotel opens and there are some operational metrics to weigh future decisions against.

looks like the next booked up, top 10, goto stay, for business travelers to Cambridge/Back Bay/Downtown/Seaport looking to be where the action is after 7pm..... for the next few decades.......

You are right... there is already a pier on the other side that the Wynn water taxis should be able to use. It makes the most short term sense and Wynn would be bringing people directly across to the casino versus a bridge which would probably be further away from the casino and of more general use to the public.

Unfortunately, the footbridge will probably have to wait... it is too cheap to make it onto anyone's list of big projects and too complicated involving multiple agencies and multiple permitting for anyone to care about digging into the details of actually doing an under $10 million project.

Physically, construction wise... just bolt on some new walkways onto the dam over and past the locks and be done with it. Should be a low hanging fruit type of deal.
