Was most of the decontamination process completed before they got final approval (Somerville lawsuit dropped) or after?

This place is going to make a killing. They should position the convention center in this area right next to the casino---

The Everett Mayor changed Everett and the surrounding areas for life.
You will need BIG money to live in these areas in my opinion.
Cambridge, Somerville--The real Innovation Districts
Everett--Gambling Time
Medford-Malden
Chelsea, EBoston---
Revere---

These areas will continue to rise in Price as Boston/Cambridge continues to thrive. Now we actually have a FUN Place to Decompress.

Nobody will go to the casino because of all the casino traffic. It'll be a massive failure while casino execs rake in BILLIONS.

there is a difference between the success for casino execs making billions vs public infrastructure success for the overall public.

What might be bad for one group might not be bad for somebody else.

Having worked on multiple casino projects in the past, this is no surprise and expected.

However, I have been expecting Boston-centric folks to have their minds blown by a real fast track project.

Of course, when you have a Million dollar a day sword hanging over your head for each day beyond scheduled opening, contractors have plenty of incentive to get the thing done, and done fast. Especially if they throw in early completion incentives.

Gateway could be densified without disturbing its existing uses. I don't think that parking lot has ever been close to full.

There is precedent for an urban Costco combined with 'useful suburban crap'. The immediate example that comes to mind is East River Plaza in East Harlem (New York City). Here's their floorplan:

The locally approved example I'd defer to for something similar is Tremont Crossing. Without derailing, I think it would be totally possible for Gateway Center to eventually get redeveloped into a more urbanized destination like these two examples, and to improve the programming of the rest of their site so that it improves connectivity between the Wellington T station and the Wynn site.
