If Gateway gets densified it will be through nibbling away at parking lots, not major wholesale redevelopment. It might be worth it to stack big boxes in Manhattan, but not in Everett.

That all being said, the Fellsway Plaza / Wellington retail strips west of the Malden River are more appealing for housing anyway. But that's for sure outside the scope of this thread.

Sorry if this is a dumb question, but does it not make sense to put a commuter rail station around there on the Newburyport Line?

This has been discussed before at length elsewhere on this forum (not that I blame you for missing it). Basically, the incline of the rail sloping up to the bridge makes stopping trains here impractical.

And that's why the commuter rail lines should be electrified.

But nah, why spend money in the short term for long term gains and savings. Politicians only want to get reelected in a few years, screw long term planning.

Gateway Center should have been purchased and incorporated by Wynn, MBTA, and the city of Everett, and Medford to help rebuild and open up the area for better infrastructure access for the public.

GE also owns a ton of land in Everett along the Malden river in the back of old Boston Coach.

PS. Online chatter has it that the new state budget includes provisions for Mass casinos to be able to serve liquor until 4 am.

Can't find an article on this but I'm sure you can.

Seems like some decent short/medium term improvements with more to come in a later phase starting in 2021/2022.

Hard to tell from the plans shown on the video, but is the parking area between Main and Maffa going to remain surface parking?

Would be great if that could be converted to just a median strip with some landscaping. And a garage with street level use at Sullivan Square...

Hmm I actually really like the convention center idea. That gives you immediate access to the orange line off the bat, meaning DTX, north station and back bay give you a link to every commuter rail line. Then I bet Wynn would probably pay for it himself and build a badass leed certified, marvel of architecture to put his name on, rent out, modifiable for shows, and for events where people would need his rooms at the casino. I would Knock down the BCEC, create a street grid, and either build a soccer stadium, public housing at 2017 standards (not like columbia point), mixed with affordable and market rate housing, maybe a library, a park....etc.

The BCEC will never be knocked down. It's way too new and new hotel around it are just being built.

I know Im just saying it would be a good idea. Theres already a hotel shortage in Boston so they would need to be used regardless, and you never know with Wynn paying in full what they would do. I know theres a 99% chance it wont happen, but in 15 years when Wynn is settled in in the area and asks...you never know what he could get for an answer. Almost everything on paper would say its a good idea, the seaport is already terrible traffic, with way less transit options. Not to mention that space is damn close to downtown and could be used for much better things. Convention centers and airports don't really have to be in the middle of the city, they can be more on the outskirts. The seaport could definitely use the space and remove that dead spot to really free up the developers options leading to this being a great neighborhood. Maybe a high line, things like that could be useful too.

Seaport traffic is nothing compared to Sullivan Square traffic.


But at least Sullivan has the Orange line.

If only there were a way to get people out of their cars and into the Orange line... wait its coming to me... like a place where people could get out of their cars and park them someplace... wait wait its coming to me... something like a parking garage at Sullivan Square Station.

Are we in the wrong thread?? Seems to be quite a tangent. Probably 30 years of development of other "dead space" around there that is far less useful than the convention center to get through before you would consider redevelopment of the convention center itself.
