The casino is going through and if I was Curatone I would be doing the same thing until WYNN acknowledges that he needs to invest more capital in Infrastructure for the surrounding areas, before the project gets off the ground then gets built-- Then Wynn will sell the entire project for a 500Million dollar profit and leaves the area without any real capital investment into the already outdated infrastructure in the area.


Riff -- Wynn -- doesn't build and put his name in script in "John Hancock" impact lettering and then sell -- he's in it for the long haul -- well as long a haul as someone in his age bracket can expect

Wynn has now got both Mahty and the Gov in his corner -- Curatone should settle while the deal is as good as it will get. The longer he delays the less he'll get for Sommerville in the end. The optimum time to have raised his pouty face was before Mahty settled mano a mano with Wynn

I thought that the idea was that Curtatone is getting ready for mount a run for Governor in 2018, so stalling Baker's agenda wherever possible and painting him as the villain makes sense.

I thought this part was interesting: "He also asked for Wynn’s help in bringing a hotel to Somerville’s Assembly Square, located just across the Mystic River from the casino site, according to the report."

....Pledge another couple million towards a construction of a footbridge and I think a hotel becomes very attractive at Assembly.

Each guy does a bit more posturing -- and then Curatone drops all the suits while Wynn helps Somerville find a hotel developer for Assembly Sq and a jointly Boston, Somerville,Everett and Wynn fund a study of a footbridge for the Mystic with some additional $ thrown in by Wynn to study further improvements to water quality in the river and alternative transportation options

Everyone then has a nice Photo-Op and everything starts moving about May 1

I don't see that it matters what you (or I) think. Its more a question of whether other politicians see Curtatone as, and they see a younger ambitious guy with a serious base (in both Somverville and Cambridge, due to its weak mayor system),

Being mayor of Somerville is not a great job in itself (unlike Boston), but is a fabulous Boston-area base, which is what propelled Capuano to congress and to run for Senate (and Everett is conspicuously NOT in Capuano's district, and I don't see Katherine Clark going to bat for an Everett Casino)

So then you come back to that issue that we've also seen on GLX: Does Gov Baker want to model out the 2018 election with a "high turnout" Somerville (if angry or Curtatone runs) or a "low turnout" (placid) Somerville? Baker doesn't want to make Curtatone hero or victim here.

Something like that. Although I believe MRWA has been fairly pleased with Wynn money towards river projects already. I think there is a win-win with Somerville as long as Wynn has just a bit more cash and Somerville is realistic.

Really would be good to see that footbridge. And the river/harbor walk extended from Assembly to the Ryan Playground to really tie it together.

For people making $8-15 per hour, a job is one year is no job.

Curatone is preventing his citizens from getting relatively high paying jobs now (in the service industry, casino jobs are sought after), for what?

Maybe a few million dollars, which will go to infrastructure, and his self aggrandizement.

At this point the State, Cities need to map out a traffic plan:
I would like to see Wynn dump 100Million in future profits concerning traffic.
FootBridges/Monrails-- from Wellington/Assembly-to the casino-This could supplement the hardrails.
What can the MBTA add in value here?
Sullivan Square? Possibly relocate this?
Offramps on both sides both off 93N/S
How efficient will be the waterway's-water taxi's

Lets get an overall plan along with a budget
Wynn contribution 100Million
MA Taxpayers 200Million in Upgrades
300Million in Infrastructure improvements to really help the area.
Not sure that will be enough but they need something big in this area.

So we should rush this crucial development which is situated in a unique spot which could make traffic a real problem in Boston because their are some citizens that make 8-15 bucks an hour.

It's not Wynn problem its the surrounding community/Taxpayers that live around the casino that will have the problem. Along with everyday commuters that sit in traffic going in and out of the city on a daily basis.

Well then you're going to be happy, because he is dumping somewhere in that neighborhood of cash into transportation. Boston alone is getting $68MM.

You do understand that this has been studied extensively right? Studied, reviewed, commented, studied more, designed, and approved by MassDOT.

As with GLX, hold your breath til May. Can't remember who said it, but it makes total sense that this is a game of dominos:
- May report on GLX says what is cut, including Union Square stop and path extension
- Curtatone negotiates with the state and Wynn to find a way to cover cost of adding some of what's cut back. I doubt Wynn would go for paying for anything not even remotely within the purview of the project but you could make the case that GLX mitigates traffic in Sullivan Sq.
- Agreement reached with both side, with Wynn giving a modest improvement in the deal they proposed before.

The site has some of the worst access paths for such a large driver of people trips.

- Off 93, down 16, through three rotaries, and then down 99.
- Off 93, through the Sullivan mess, and up 99 over the draw.

I can't help but remember that Wynn's original pitch was in Foxboro.

Well I'm glad that we ended up with a site that was at least quasi-transit accessible. You'll note that the traffic analyses indicate that they expect roughly 30% transit trips. I think that could maybe be even higher if they end up figuring out a bridge to Assembly solution. Foxboro probably would have been 5% transit trips, if that.

That would make little sense as those are far and away the busiest tenants there. The HD @ Assembly is so crushed by traffic being the #1 location in the state for contractor pickups that they truly do need the one across the river to relieve the load. And Costco is coming off a huge fiscal year, so I doubt they've got a rationale for closing locations. Once MassDOT replaces the bridges on 16 over the train tracks and river widen the sidewalks it'll be easier still to get there from Wellington by foot/bike. And if Wynn builds a footbridge right onto HD's/Costco's/Target's doorstep they become super easy to reach from Broadway and Alford.


The north end of Gateway has always been the big underperformer. And now has 2 large vacant spaces with Bed Bath & Beyond and OfficeMax closed. It's just too spread out to deal with the hassle of such a desolate parking lot and walk down the plaza. Nobody bangs a left off the driveway; the Old Navy is about the northern extent of civilization, and that's only because it and PetSmart are so close to the Big Three busy south-end tenants.

Definitely needs more sense of density. Filling in the restaurant row and building out the Blinds To Go / Verizon Store plaza-let to the corner would help the NW quadrant a lot. Then they need to figure out how to join that NW quadrant with the north end of the strip mall (maybe plunk some more buildings on the empty Route 16-facing edge of the parking lot?) to de-isolate that end.


But unless HD / Costco / Target are changing business strategies in a way their balance sheets don't suggest they need to be changing, I can't see why they'd fathom pulling out of there.

At most, this sounds like a rumor that started with speculation that some redevelopment (like Wegmans coming to Meadow Glen and a Marriott completing Station Landing) was harbinger of more higher-value TOD would coming to Greater Wellington / Assembly / Wynn / Urban Ring (which it eventually will).

IF/WHEN that happened, it could eventually force HD/Costco out, but that's very different from saying that HD/Costco were actively thinking of pulling out now. I think that HD/Costco have a loyal enough clientele that the real problem is that those folks don't shop Old Navy (or whatever).

As far as HD/Costco are concerned they probably would *benefit* from reduced congestion as the rest of Gateway shrivels more than it hurts them for loss of synergies.
