Future Skyline

Boston is going to be HUGE after these are complete. No more small town feel after this, which is shouldn't be. Boston is a major player on an international scale, it shouldn't feel like your in Hartford Connecticut when you are here. Its about time. The good thing though is it will still be just as walkable, have just as much history, and be just as charming, which is a huge plus. This is going to become much more desirable of a city for people who before felt it wasn't "big city" enough. It will be big city, but retain all of the things that we love. Its truly going to be one of the better cities of the world, although it already is, it will cater to the full spectrum after this, which major cities do.

^^This.

Honestly---Winthrop- Millennium tower--Is growing on me. I think its a great filler for that area. Nothing to Grande especially for that area.

(from the 111 Fed thread on 5-26-2009):
It bothers me that nothing about the irregular shape of the site is reflected in the tower's articulation. Apparently, building big in Boston requires that all designs be value-engineered in the first pass.

i would have been kind of unthrilled by a T or L-shaped thing (also).

This parcel is tough. We know the 1 group who came up with something that was pretty good (Accordia). But, it seems with a few exceptions such as the JHT, International Place, Millennium Tower, etc, city politics/linkage + nimbyism + construction economics vs office rents/condo prices are giving rise to VE'd highrise product.

And now we've reached the point where what's left will require maxium height and density to move forward.... Just grateful the garage is getting built. btw, do you guys remember the cbt render back in 2009??

Too bad Boston didn't get the 1000' building, or the nice tall modern looking ones proposed at the gov center parking garage, or Filenes, or Columbus Center, or anything at North Station, or anything at the Aquarium Garage, or the tall condo proposed for Copley Place, or SST, or.... Maybe all would not have been great, maybe some would have been bad for business with too much space, but not getting any of these projects says something about the people who run and live in the city, they are timid and small minded.

quite a comback!

Don't go out to the north of the city often, but was coming back from Mouradian guitar on rte 93. Was amazed at how many high rises outside of the city. Ok, its not like coming into Chicago or Manhattan, but its certainly not Hartford!

Forgive my delays. Life is nuts.

Enjoy!

Starting off with some aerials:

Downburst -- Here in this one aerial oe can see the future of the HUB -- more like a High Dense Necklace of Cores than a hub and spokes or a High Spine

the future HUB will be composed of a network of dense clusters in the midst of a sea of lower density more traditional residential areas

Here are the emerging cores with tallness and denseness as the ordering element:
  • Financial - DTX
highlighted by SST, Winnie and Millie
  • Copley - Pru
Highlighted by Copley, 200 Clarendon, Pru, 1 Dalton
  • Bulfinch - North Station
Highlighted by Bulfinch, Hub at Causeway, Avalon Bay
  • Fenway - Longwood
    Highlighted by Pierce
  • Southey Seaport
Highlighted by Whiskey-Priest, Skanska 1, Seaport Square
  • MIT -- Kendall
Highlighted by MIT Towers, Boston Properties, Volpe
  • Sports-ville
Highlighted by Sneaker, Celts, Bruins, .....
  • West-ville -- aka Beacon Park
    Highlighted by ???? Supertall?
  • Assembly-ville
    Highlighted by Partners and ????
  • Eastie
    Highlighted by ????
  • Navy Yard
    Highlighted by Spaulding and ???
  • Sullivan to Casino
    Highlighted by Cassino and ?????
  • Dudley
  • South Bay -- Dot Ave
  • Olympia [aka Widett Circle]

Many of these can be seen as existing or emerging in this aerial -- others further down on the list are still in the future

Long time lurker who only recently started posting. I think I am in agreement. I think that the soul of this site is people who are excited about making Boston a bigger, cooler, more pleasing place to be in the future. Downburst isn't alone in his commitment to this thread... but well done sir.

Now if someone could just figure out a way to build something in the way of MOSE (in Venice), between Dear and Long Islands, maybe this will actually stick around.

Also: we're going to need some more and better transit

In one simple sentence, you stated the fundamental that too many are ignoring (to the future economic peril of this city).

All the talk about how tall buildings are mean zilch if the blood vessels cannot perform. I want 1000 foot towers too, but they cannot be build as a house of cards.

Boston/Cambridge needs a Marshall Plan for the MBTA. It's going to cost big money - - and our politicians should now make the hard decisions and have GROWN UP talks with the taxpayers about it (good luck on that). If Baker can somehow destroy the calcified MBTA unions (Right Wing action) and at the same time raise tax revenue to pay for this "Marshall Plan" (Left Wing action) then he will be the greatest Governor in the history of the Commonwealth.

It's time to get serious.

It's simple human biology:

You have the building heights - the member
You have the MBTA - the blood vessels
You COULD have a "Marshall Plan" - the Viagara

fyi and you didn't hear this from me. two towers is no longer planned. as i may have hinted at LOUDLY over the past 8 months, that ship has sailed. The mhp also makes covering that parcel w/ 2 towers way extra impossible. it's a single tower.

Amazing skyline shot: add Chiofaro proposal for his two towers on harbor garage this would be my favorite picture of Boston future skyline

The tower in the background is the 1000'+ proposal for Winthrop Square from ~10 years ago that is never going to happen.

This is my drumbeat. I'm pessimistic though. The government won't act, and public transportation will for better or worse, flounder, destabilizing the regional economy. Maybe self-driving cars become the panacea some technocrats insist they will...

You don't even have to model each tower any further, can you just make them color match to what they will be built as...aka mostly blue lol. 1 Bromfield isn't even being built now but that would have been bronze....etc. Unless that would take a lot of work then dont worry about it. They look great though, thank you.

Speaking of the bronze skin... The JFK cladding is quite similar.

The JFK curtain wall in onyx or bronze; might be a significant improvement.

I wish they showed the new SST render from ground level looking up so we actually knew what this thing is going to look like. Unless you buy a drone or a helicopter you'll never see that shot. Who knows it might actually look like the greatest tower of all time standing out front at south station. Would be nice to get a peek.

Is there an October surprise skyscraper in the workings? :)

ok no later than Thanksgiving. Anyone wanna guess?
