Harbor Garage Redevelopment Pontificating | Waterfront

It's a negotiation - its not about what you deserve, its about what you have the power to get.

If you're not comfortable with that ... then you're probably getting screwed in a lot of negotiations (and you might not even be aware of it).

This. NEAQ is putting that out on the table to see how desperate Chiofaro is for their property. Call it extortion if you want, but that's negotiation man. The NEAQ has something Chiofaro wants (IMAX). Construction would damage the business of a non-profit with thin margins. NEAQ plays hardball in negotiations. And some of you are offended by that? To the point of hoping that they go out of business? Talk about some dumb blinders...

The minute the Harbor Tower residents open up their precious little pool area to the public is the minute I'll start to listen to a word they have to say about public open spaces.

Re: What's Happening With Project X?

How can the developer give into anyone's demands at this point the garage is clearly a money machine.

The only people that will regret this garage to sit their for the next century will be the public and the New England Aquairum.

It's a shame that the New England aquairum executives instead of working with the developer to make the area amazing continue to threaten and extort the developers vision.

The executives should be teaming up with the developer to find ways to help fund raise the blueway vision and get their own project started.

I find it heartbreaking watching those seals swim in a fiberglass concrete box.
The aquarium generates 50 million in annual revenues. Would love to see the break down on salaries and expenses on the current situation.

Barr foundation, harbor tower residents are the winners
The losers the public and the aquarium
The developer wins wins no matter which scenario plays out. The developer just happens to have the public best interest here

Re: What's Happening With Project X?

I don't know if this has come up or even been considered, but why couldn't the Aquarium expand and have an exhibit in the base of the new tower? Imagine if you could see the seals or some other sea life in a new tank closer to the Greenway.

Why can't they just knock down the Aquarium and start over and include it as part of this tower? The place is dated AF.

Re: What's Happening With Project X?

The way the Harbor Garage development is going ---we could be looking at this garage for another century. The longer they waited the harder it would be to knock down this garage because of economics. The garage becomes a risk to knock down because it generates too much money. The developer needs incentive to knock the garage down. There is NONE.

Blame these groups for looking out for the best interest of the public:
City ex-officials
State Officals
BRA ex-officials
Harbor Tower Residents
Barr Foundation
Aquarium Executives

Garage truly demoralizes the entire Greenway and Waterfront along with Blocking 95% anytype of waterfront access.

WTF has the Aquarium executives doing for the last decade to better the Aquarium besides trying to extort the developer into making the area better for the public and the Aquarium. Get off your lazy asses and support the development and start fund raising for your own development ideas.

At this point I look at the Aquarium executives as a bunch of Lazy POS that have no vision and allow their animals and Fish to swim in a very poorly maintained toilet bowl of a development. Collecting whatever they profit off their 50 Million in Revenue.

Great post. Ugly situation.

At this point if I was the developer I would say to the city, state for me to knock this garage down I would need 100Million tax incentive.

The garage just generates too much money. Too bad the Greenway could have been a very special place. Instead politics and bullshit got in the way of a great idea for the overall public.

The CLF is absolutely and disproportionately hell bent; It begs the question; how exactly do you get this bent out of shape over something that is so good for the vast majority of the people of Boston?

The facts lead to only 1 possible and obvious conclusion; the CLF is actually no-longer a public watchdog at all, but a FOR PROFIT organization bought, paid for and corrupted by an elite group of millionaire s and (1) Billionaire overlord, Amos Hostetter.

Why does the Boston Globe refuse to investigate this all-too-likely-possibility, and let the truth lead them where it may?

This goes away with a large payoff...legal extortion.

The question is...what do they do with the money ?

How much more bs money can Chiofaro and Prudential afford to drop on this and still end up with a viable proposal? The numbers barely work as is.

Re: What's Happening With Project X?

So CLF would rather Harbor Garage for the public in this location for the next 100 years.
The developer just offered to help the Aquarium and build the Blueway park for 30Million.

How can they even rationalize this?
Protect the waterfront in this area from the actual public.

Times change. Winthrop Square/Millennium navigated the City and State House with relative ease. People understand we're finishing a finite number of key Downtown sites. The HG and Lobster developments are years in (already). Marty solidified his authority, and can bring these big projects to the front stage and few people care. There's no organic opposition from the people to stop the Harbor Garage. And there's clear reason; anyone who even bothers to look 'gains' the big picture.

Some big projects have failed as the result of selfish nimby tactics w/ dubious benefactors, including 2 skyscrapers to have been built above the Mass Pike – and planners aren't happy about it. They have the Courts' ear, not these fools wasting everyone's time.

The Chiofaro Team is sitting it out; taking in the Garage concessions, watching the CLF w/ the publicity hounding (seemingly on cue) about their plans to sue the State & City.... Observers see their threats falling largely on deaf ears, and just a few HT residents reading past the headline, bloviating from their ivory towers.

Chiofaro Co has made the smart play; leaving the State/ City stakeholders to quash the CLF shyttesheau.... safely before they reveal a formal render for a single, low-skyscraper.

We live in a new age ~ s new 'reality', so get used to it! You can't hold back the revitalization of the City of Boston by grasping the idyllic scenes and ways of the 1800's and 1900's. People live differently now and although you may not like it ~ that's just the way it is!

Chiofaro is not being sued, the city and the Commonwealth are. The legal costs are borne by the taxpayers.

Regardless of the lawsuit, Chiofaro was/is sitting on the sidelines because of the easements issue. He is no rush because he doesn't have parking spaces to offer to HT residents. He still has two, maybe three years of waiting out the parking space easement.

Here's hoping that once that easement runs out he puts the absolute screws to the HT residents by doubling or tripling their parking rate. Those hypocrites need their comeuppance.

I thought Chiofaro/Pru paid to much for the site and would be bankrupt by now according to your information.

I'm just curious why the city planners have allowed this to go on for this long? almost 12+ years and counting

Arent the city planners supposed to build a better city?

How is an above garage blocking all access on the Greenway to the waterfront better for the public than the developer's proposal?

I would so enjoy this.
