They changed their mind on constructing a new building and decided to refresh the current one instead.

9 unit Townhouse project at the corner of Spring and Winter St (Currently the Mercy employee parking lot). A good example of developers taking advantage of the <9 unit GND exemption.

I wonder what the status of the employee parking lot is? Initially Redfern/New Height had proposed developing the whole thing with a bunch of housing including an 8-story building facing State Street. Last I knew they had dropped those proposals and were trying to sell the site. Anyone have insight into what's going on?

Digging into the HP Board application a bit. It looks like NewHeight is still involved.
If I recall correctly, during the initial master plan review, there was come concern that this block was essentially "too much building" and that there should be some building breaks / mid-block permeability. Maybe they've adapted their plan around that.

This townhouse proposal basically replaces the western portion of the large full-block residential building from the conceptual master plan. Maybe something larger is still in the works for the State St. frontage.

Noticed a development under construction on Illsley / Presumptscot St W - looks like it is 5 buildings comprising of 105 units (60 'family' and 45 'senior') and 2 buildings comprising of 8 townhouses. 80% affordable, 20% MR. Could only find renderings from the original submission, but looking at the most recent plans (final submission, 2/2021) it seems like only minor changes have occurred. Also seems like they may have torn down existing affordable housing for this project?

It’s a Portland Housing Authority project. Yes, affordable housing was demolished but it is being replaced. More details here under Front St. Redevelopment.
 
Nice shot, nomc! Good to see that streetwall filling in. Now that there are buildings on one side it reminds me how much better Franklin Street could be if the past plans for reclaiming that mini-highway are ever able to be implemented.
 
Yikes! Next door to the ritzy Blind Tiger (Danforth Hotel). What a disconnect that will be.
 
Ah ha, that's the one! As a nearby resident I look forward to this replacing a parking lot. Expect an inordinate amount of construction photos for this relatively small project.

It will be a 4-story building with 30 affordable rental units.
 
I don't hate how this turned out (it looks better in person) - although in my mind the screens above the commercial units looked better. Overall I like the contrast of the garage and the Hyatt against the old brick across the street. I wish there was more of that in Portland.

Not bad and it blends in well with the Hyatt. Not every new (or renovated) building in Portland needs to be red brick.
